Two Regions, One Side of the State
The Berkshires (Berkshire County) are hill towns and villages with a dense summer arts season. Tanglewood, the Boston Symphony Orchestra's summer home in Lenox, ran June 21 to September 2 in 2026, and Jacob's Pillow in Becket ran June 24 to August 30. Stockbridge has the Norman Rockwell Museum, Great Barrington the 1905 Mahaiwe theater and Ski Butternut, and North Adams MASS MoCA.
The Pioneer Valley follows the Connecticut River through Hampshire and Hampden counties. Amherst and Northampton are college towns, home to UMass Amherst, Amherst College, Hampshire College and Smith College. Springfield adds the Basketball Hall of Fame, MGM Springfield and Baystate Medical Center, and the Big E fair runs each fall next door.
How the Year Plays Out
- Summer (late June to Labor Day): the Berkshires' peak, built around concert, dance and theater calendars. Weekends book far ahead.
- Fall (September and October): foliage in the hills, the Big E in late September, and college move-in and family weekends in the valley.
- Winter: ski weekends near Butternut and other Berkshire slopes, holidays, and Stockbridge's Main Street at Christmas in early December. Valley cities stay steadier thanks to hospitals and business travel.
- Spring: the quiet months in the hills, and commencement season in Amherst and Northampton in May.

The Rules Landscape
Massachusetts sets the base layer: every operator registers each property with the Department of Revenue, carries $1 million in liability coverage (or books through a platform that does), and posts fire safety information. Towns may add their own rules under Chapter 64G, and in western Massachusetts most have. As of October 2026:
| Town | Headline local rule |
|---|---|
| Lenox | 75 days a year by right for a whole home, 110 with a special permit; ADUs not allowed; annual registration |
| Great Barrington | One rental per owner; 150-day cap if you do not live there; annual registration |
| Lee | Annual registration; property manager within 30 miles; parking for every bedroom plus one |
| Stockbridge | Annual registration; no corporate-owned or professionally managed units |
| North Adams | City registration with an inspection at every renewal; local agent within 25 miles |
| Northampton | Annual registration and Building Department inspection |
| Amherst | Town residential rental permit, renewed by June 15 |
| Springfield | Owner-occupied units only; 90-day cap when you are away |
On top of town rules, the state building code (780 CMR) was updated in 2025 to require periodic safety inspections of short-term rentals: annually for non-owner-occupied rentals and every five years for owner-occupied ones.
Room taxes vary too. Most towns here add a 6% local excise to the state's 5.7%; Springfield adds 5% plus a 2.75% convention center fee; and Amherst, Northampton and Great Barrington also charge a 3% community impact fee on professionally managed units. The details are on our Massachusetts short-term rental laws page and room occupancy tax page.
How New England Host Co Works Here
New England Host Co manages short-term rentals in Massachusetts statewide, with a home market around Worcester. Every home must be within 45 minutes of its crew's base, so in western Massachusetts we confirm coverage address by address. Full-service management includes daily PriceLabs pricing, guest messaging, and housekeeping with an inspection after every stay by local crews we engage and manage. License, permit and inspection fees stay with the owner. Send us your address through the contact page, or see the Massachusetts overview.
FAQ
Which Western Massachusetts Towns Limit Rental Days?
As of October 2026: Lenox (75 days by right, 110 with a special permit), Great Barrington (150 days if you do not live there) and Springfield (90 days when the owner is away). The other towns above regulate through registration, permits and inspections instead.
Do Berkshire Rentals Need a State Inspection Now?
Yes. The state building code was updated in 2025 to require periodic short-term rental inspections, yearly for non-owner-occupied homes and every five years for owner-occupied ones. Your town's building department schedules it.
Does New England Host Co Cover the Berkshires?
We manage in Massachusetts statewide, but every home must be within 45 minutes of its crew's base. Send us the address and we will tell you whether we can take it on.
