What the Region Is, for a Host
The places on our pages each have their own kind of demand:
- Worcester. New England's second-largest city, with WPI, Clark, Holy Cross, Worcester State, UMass Chan Medical School and the UMass Memorial hospitals, plus Polar Park (home of the Worcester Red Sox) and the DCU Center. Guests come for Commencement, move-in, medical stays, games and concerts.
- Fitchburg and Leominster. Neighboring cities on Route 2 with Fitchburg State University, the Leominster hospital campus and the end of the MBTA Fitchburg Line, including Wachusett station, where winter ski trains stop.
- The Wachusett area. Princeton, Westminster, Sterling and Holden around Wachusett Mountain's ski area and state reservation, busiest in ski season and foliage.
- Sturbridge. Old Sturbridge Village, Wells State Park and the I-84 and Mass Pike junction, next door to Brimfield's three six-day antique shows each year.
The Central Mass Rental Year
Winter splits the region: Wachusett homes are at their busiest, while Worcester leans on medical, academic and work stays. Spring brings admissions visits, baseball and, in May, Commencements across the colleges and the first Brimfield show. Summer has the July Brimfield show, Polar Park home stands, lake and park visitors. September has move-in and the last Brimfield show, and October brings foliage on Route 2, the Wachusett SkyRide and parents' weekends. From late November, Old Sturbridge Village's Christmas by Candlelight draws holiday visitors. Longer furnished stays fill gaps across the region; see our mid-term rentals guide.
The Rules Landscape
Rules in Central Massachusetts are lighter than in Greater Boston, but they vary town to town. As of October 2026, from each town's published code:
- Worcester has no short-term rental license we found, but its zoning bars ADUs from short-term rental use, and its rental registry may apply. See our Worcester short-term rental rules page.
- Westminster allows only operator-occupied and operator-adjacent rentals, registered with the Health Department.
- Sturbridge bars ADUs from short-term rental use and requires a special permit for a bed-and-breakfast.
- Fitchburg, Leominster, Princeton, Sterling and Holden have no stand-alone short-term rental bylaw or ordinance that we found; Princeton's Planning Board has handled a rental as a home occupation by special permit.
Room taxes differ a lot. From the state's DLS report in October 2026: Worcester is 14.45% (it carries the 2.75% convention center fee); Fitchburg, Leominster, Sturbridge and Sterling are 11.7%; Westminster is 9.7%; Princeton and Holden have only the 5.7% state excise. Every host registers with the Department of Revenue and meets the $1 million insurance rule; see our Massachusetts short-term rental laws page and room occupancy tax page.

Westminster has a registration bylaw for operator-occupied and operator-adjacent rentals, and Worcester and Sturbridge bar ADUs from short-term rental use. In the other towns on our pages we found no stand-alone bylaw as of October 2026, so zoning and the state rules decide.
