Why Guests Come to North Adams
- MASS MoCA. The Massachusetts Museum of Contemporary Art fills a 24-acre campus of former Arnold Print Works and Sprague Electric buildings. It is one of the largest centers for contemporary visual and performing arts in the United States, and its concerts and openings draw overnight visitors.
- MCLA. The Massachusetts College of Liberal Arts, founded in 1894 as a teacher-training school, brings parents and visitors for move-in, events and commencement.
- The Mohawk Trail. Route 2's famous Hairpin Turn in North Adams, on the western side of Whitcomb Summit, looks out over the city and is a fall foliage drive in its own right, posted at 15 mph.
- Natural Bridge State Park. The only natural white marble arch in North America spans Hudson Brook in a 60-foot gorge, a short drive from downtown.
- Mount Greylock. The highest point in Massachusetts, at 3,491 feet, rises about 5 miles south-southwest of the city, with hiking in summer and fall.
The North Adams Rental Year
North Adams' busiest months run from late spring through October, shaped by MASS MoCA's exhibition and performance calendar, summer road trips and peak foliage on the Mohawk Trail. MCLA's academic calendar adds visiting families around move-in, campus events and graduation. Winter is slower, with skiers, holiday visitors and people coming to see a new exhibition while the town is quiet. Our guide Is my home a good Airbnb? is a good first read.
Short-Term Rental Rules in North Adams
The City Council adopted Sections 3-50.1 through 3-50.3 of the city's Building Code chapter on February 28, 2023. As of October 2026, the ordinance requires:
- Registration with Inspection Services. Every dwelling unit offered as a short-term rental needs a local certificate of registration. Operating without one is a violation.
- Proof of residence or a local agent. You show that the unit (or another unit in the same building) is your primary residence, or that a local agent in charge within 25 miles manages it, with a copy of the management contract if the unit is not owner-occupied or owner-adjacent.
- Condo approval. In a condominium, written approval from the association officer or manager.
- Your DOR certificate of registration.
- An inspection before issue and every renewal. The certificate expires one year after it is issued, and renewing it requires a new inspection by Inspection Services. Inspection fees are set by Inspection Services with City Council approval.
- Posting. An emergency exit diagram in every bedroom and at every exit; the certificate of registration; and, for a professionally managed rental, the local agent's name and contact information.
- Guest information. Police, fire and EMS phone numbers; any on-street parking rules and fines at the address; and contact details for the operator and a local contact.
Zoning matters too. Local reporting in July 2026 described the current rules as allowing owner-occupied rentals by right in residential zones while non-owner-occupied units need a special permit, and a City Council committee sent proposed zoning changes, including a cap of four properties or 12 units per owner or entity, to the city solicitor and Planning Board for review. Nothing from that proposal had been adopted when we checked. Ask Inspection Services, City Hall Room 100, 413-662-3000 extension 3020, before you buy or list.
State tax. North Adams has a 6% local room excise, in effect since October 2009, on top of the 5.7% state excise; the state databank lists no community impact fee. The ordinance lets the City Council adopt one later. See the Massachusetts short-term rental laws page and room occupancy tax page.
Running a Rental in North Adams
- Walk the house before inspection. Exit diagrams, egress windows and alarms are what the ordinance and inspection focus on, and older homes often need work on all three.
- On-street parking. The ordinance requires you to tell guests about on-street parking rules and fines, which matter most during winter snow operations.
- Winter roads. Route 2 over the Hairpin Turn can be slow in snow; give guests arriving from the east a heads-up.
- Condos need association sign-off before the city will register them.
