Why Guests Come to Northampton
- Smith College. Opened in 1875, Smith is one of the Five Colleges that anchor the Pioneer Valley. Parents, prospective students, visiting faculty and alumnae fill rooms around move-in, family weekends, reunions and commencement.
- The Academy of Music. Opened in 1891 and deeded to the city in 1892, the 805-seat theater was the first municipally owned theater in the United States and still hosts live performances, dance and opera.
- Downtown venues. Beyond the Academy, Main Street's restaurants, galleries and music venues keep weekends busy through the year.
- Rail trails. The 11-mile Norwottuck Rail Trail runs east from Northampton toward Amherst and Belchertown on the old Boston and Maine rail bed, crossing the Connecticut River on an 1887 bridge.
- Cooley Dickinson Hospital. The Mass General Brigham hospital on Locust Street brings visiting clinicians and families of patients who need a furnished place for a week or a month, which suits mid-term rentals.
- The villages. Florence and Leeds are part of the city, so a "Florence" or "Leeds" address follows Northampton's rules.
The Northampton Rental Year
Northampton follows the college calendar more than the weather. Late August move-in, fall family weekends, May commencement and reunion weekends are the peaks, and they repeat on predictable dates each year. Summer brings road-trippers, cyclists and visitors to the hill towns; foliage weekends in October overlap with the fall semester. Winter is the slowest stretch, though the theater calendar and holiday visits keep weekends from going dark. Because so much demand is tied to fixed dates, pricing those weekends a year ahead matters; our seasonal pricing guide explains how.
Short-Term Rental Rules in Northampton
Northampton's zoning ordinance (Chapter 350) defines a short-term rental as a dwelling unit or room leased for less than 28 days at a time, which is shorter than the 31-day line the state uses for tax. Renting a room within an owner-occupied unit is an allowed accessory use for any dwelling unit. In the city's zoning tables for districts including RR, SR, URA, URB, URC, SC, PV and WSP, short-term rental is listed as allowed only upon annual registration with the city.
As of October 2026, the city's Short-Term Rental Annual Registration form says:
- Annual registration. A registration is valid for the calendar year in which you complete it and expires December 31.
- Inspection. As of July 1, 2025, every short-term rental must be inspected by the Building Department; you contact the department to schedule.
- What the form asks. The number of units; whether each unit has two means of egress; one-hour fire separation between units; hardwired smoke and carbon monoxide detectors no more than 10 years old; a CO detector within 10 feet of each sleeping area, counting sofa beds and futons; one full bathroom for every three guest rooms; fire extinguishers; whether the property is on septic or a private well; whether you live there at least six months a year; off-street parking; and a named property manager.
Whether your particular district allows a whole-home rental is a zoning question. Ask the Building Department, Puchalski Municipal Building, 212 Main Street, 413-587-1240, before you list.
State tax. Northampton has a 6% local room excise, in effect since October 2009, and a 3% community impact fee since July 1, 2019, according to the state databank. The fee applies to professionally managed units (one of two or more rentals in the city with the same operator) and, by a second vote, to owner-occupied two- and three-family homes. The 5.7% state excise applies too. See the Massachusetts room occupancy tax page and short-term rental laws page.
Running a Rental in Northampton
- Fix the safety items first. Hardwired detectors, a second way out and a bathroom count that meets the plumbing code are on the registration form itself; correct them before the inspector comes.
- Count sleeping areas honestly. The form counts any space where you let guests sleep, including a futon in the den.
- Lead paint. The form cites the state rule (105 CMR 460.100(D)) that exempts vacation rentals of 31 days or less from lead abatement. A stay of 32 days or more is a different matter, so check before you take a month-long booking with children.
- Parking. Downtown streets are tight; list off-street spaces and give winter parking instructions.

FAQ
Can I Run an Airbnb in Northampton?
Yes, with annual registration with the city and a Building Department inspection, as long as your zoning district allows it. The zoning tables for many residential districts list short-term rental as allowed upon annual registration.
How Does Northampton Define a Short-Term Rental?
Its zoning ordinance uses less than 28 days at a time. The state's room tax uses 31 days or less, so a 29-night stay can be outside the city's definition but still taxable.
When Does Registration Expire?
December 31 of the year you register. You re-register each year.
Does the Community Impact Fee Apply to My Home?
Only to professionally managed units and to owner-occupied two- and three-family homes. If you own just one rental in Northampton and do not live in a two- or three-family with it, it usually does not.
