What the Region Is, for a Rental Owner
Three markets sit inside this region. The harbor towns closest to Boston (Hull, Cohasset and Scituate) are small, coastal and very seasonal, and the MBTA Greenbush Line, which ends at Greenbush station in Scituate, links Cohasset and Scituate to the city by train. Marshfield and Plymouth are larger towns with long beaches and more inland neighborhoods; Plymouth alone covers about 96 square miles of land, the most of any Massachusetts town. The South Coast around New Bedford is a working port city with whaling history, island ferries and, since March 2025, South Coast Rail service to Boston, with Fairhaven, Dartmouth and Westport beside it.
Demand and the Rental Year
Summer is the peak everywhere: beach stickers and lifeguards run from Memorial Day to Labor Day, and town festivals such as Scituate Heritage Days and New Bedford's Feast of the Blessed Sacrament land in early August. Plymouth is the exception to the September drop. Plimoth Patuxet Museums stay open through the Sunday after Thanksgiving, and the America's Hometown Thanksgiving Celebration parade is set for November 21, 2026, so late fall holds up there. New Bedford, with a year-round port and a train to Boston, sees more steady business and mid-term demand than the beach towns. Winter is quiet on the coast. Our seasonal pricing guide covers how to price a curve like this.
The Rules Landscape, as of October 2026
Room Taxes and Impact Fees Vary by Town
Every stay carries the 5.7% state room excise. On top of that, the Division of Local Services (DLS) Municipal Databank, read October 6, 2026, lists:
| Town | Local room excise | Community impact fee |
|---|---|---|
| Hull | 6% (since January 1, 2026) | 3% (since January 1, 2026) |
| Cohasset | 4% | None listed |
| Scituate | 4%, rising to 6% on January 1, 2027 | 3% (since July 1, 2026) |
| Marshfield | 6% | 3% |
| Plymouth | 6% | 3% |
| New Bedford | 6% | None listed |
| Fairhaven | 6% | 3% |
Where a town has the impact fee, it applies to professionally managed units and, in all of the towns above, to owner-occupied two- and three-family homes. One vacation home with a single owner-operator usually is not hit. Our room occupancy tax page explains who collects each layer.
Local Registration Is Uneven
Massachusetts requires DOR registration and liability coverage everywhere; see our Massachusetts short-term rental laws page. Locally, Plymouth requires a $50 annual Board of Health permit, Fairhaven requires registration with its Building Department and caps the town at 120 short-term rentals, and Scituate and Cohasset bar short-term rental of accessory dwelling units. Hull goes further: on a lot with an ADU, neither the house nor the ADU may be rented short term. Marshfield has no short-term rental bylaw in its code. Each town page below says what we found and which office to call.
Coast and Septic
Waterfront homes can sit in FEMA flood zones, and homes without town sewer rely on septic. Plymouth ties its permit to Title 5 pumping records and septic capacity. Check your flood zone and septic records before you plan guest counts.
How New England Host Co Works Here
New England Host Co covers Massachusetts statewide and manages homes in Worcester today. Every home we take on must be within 45 minutes of its crew's base, so for a South Shore or South Coast address we check the location first and tell you plainly whether it fits. Where it does, the service is the same as anywhere: listings on Airbnb, Vrbo, Booking.com, Expedia, Tripadvisor and Furnished Finder, pricing reviewed daily with PriceLabs, and housekeeping with an inspection after every stay. Send the address through our contact page or read about our full-service management.
FAQ
Which South Shore Towns Charge a Community Impact Fee?
As of October 2026 the DLS databank lists a 3% fee in Hull, Scituate, Marshfield, Plymouth and Fairhaven. Cohasset and New Bedford list none.
Do South Shore Towns Require a Short-Term Rental Permit?
Some do. Plymouth requires a Board of Health permit and Fairhaven requires Building Department registration; Hull, Cohasset, Marshfield and Scituate have no town registration but use zoning, including limits on renting ADUs. Every operator also registers with Massachusetts DOR.
Do You Manage Homes on the South Shore?
Massachusetts is in our service area, but we take each home only if it is within 45 minutes of a crew base. Tell us the address and we will confirm.
