Why Guests Come to Lenox
- Tanglewood. The Boston Symphony Orchestra's summer home is in Lenox. The 2026 season ran June 21 through September 2, with James Taylor on July 3 and 4, Boston Pops programs over the Fourth of July weekend, and weekly BSO concerts from July 10 to August 23. Concert weekends are the backbone of local summer demand.
- The Mount. Edith Wharton designed and built her house and gardens here in 1902. It is now a cultural center and historic house museum that draws visitors from spring through fall.
- Shakespeare & Company. The theater company, which once performed at The Mount, now has its own campus on Kemble Street in Lenox.
- October Mountain State Forest. The largest state forest in Massachusetts, at 16,460 acres, has parcels in Lenox as well as Lee, Becket and Washington.
- Neighbors with their own pull. Jacob's Pillow Dance Festival in nearby Becket ran June 24 to August 30 in 2026, and Stockbridge's museums are a short drive south.
The Lenox Rental Year
Lenox is a summer town first. From late June through Labor Day, guests book around concert dates and festival weekends, often the same weekends year after year. Fall foliage brings a second, shorter season of weekend trips. Winter and early spring are quiet by comparison; the guests who come then are skiers heading to Berkshire ski areas, visiting families, and people who want a quiet weekend. Because the town limits a whole-home rental to 75 days a year by right, it pays to spend those days where demand is strongest, so your calendar plan matters more here than in towns without a cap.
Short-Term Rental Rules in Lenox
Lenox regulates rentals two ways: a zoning bylaw (Section 8.4, Short Term Rental of Residential Properties) and a general bylaw updated at Town Meeting on November 6, 2025. As of October 2026, the town's Short-Term Rental Inspections and Registration page summarizes them like this:
| Rule | What it says |
|---|---|
| Whole-home rentals | Up to 75 days per calendar year by right, plus 35 more (110 total) with a special permit from the Zoning Board of Appeals |
| Room rentals | Up to two bedrooms may be rented year-round by right, if the owner or tenant is living there at the time |
| Several units on one parcel | The 75 or 110 days are shared among the units, and only one dwelling on the parcel may be used as a short-term rental |
| ADUs | May not be used as short-term rentals |
| Parking | All overnight parking must be in the garage or driveway |
| Events and signs | No events with tents or amplified music; no signs advertising the rental |
| Registration | Annual, due April 1, expires December 31, through the town's Deckard Rentalscape portal; display the certificate inside the home |
| Fees | Registration fee waived for 2026; $150 a year starting in 2027 |
The state inspection. The town notes that the Massachusetts State Building Code (780 CMR) was updated in 2025 to require periodic safety inspections of short-term rentals: every five years for owner-occupied rentals and every year for non-owner-occupied ones. You apply for a Certificate of Inspection online through the Berkshire permitting portal or at the shared Building Inspections Department at Lee Town Hall, 32 Main Street, Lee. The inspection fee is $150, and the department's phone is 413-243-5518. Failing to register and inspect can lead to enforcement under the town's bylaw.
State tax. Lenox has a 6% local room occupancy excise, in effect since April 2010, on top of the 5.7% state excise, according to the state Division of Local Services databank. It lists no community impact fee for Lenox. You also register each property with the Department of Revenue; see our Massachusetts short-term rental laws page and the room occupancy tax page.
Running a Rental in Lenox
- Count your days. With 75 days by right, track every booked night across every platform. If you want the extra 35, the special permit goes through the Zoning Board of Appeals, and hearings take time, so plan a season ahead.
- Driveway space. Guests cannot park on the street overnight, so list the number of cars your driveway or garage really holds.
- No parties. The bylaw's ban on tents and amplified music rules out the backyard wedding reception. Say so in your house rules.
- Winter. Snow clearing for the driveway and walk needs a plan before the first storm, especially for a home that sits empty between stays. Our winter rental management page covers what we watch for.
- Post the certificate in a visible spot, along with the state-required list of fire extinguisher, gas shut-off, exit and alarm locations.
