Why Guests Come to Stockbridge
- Norman Rockwell Museum. The museum holds Rockwell's original Stockbridge Main Street at Christmas, painted for McCall's in 1967, and his relocated studio stands on its grounds.
- Stockbridge Main Street at Christmas. Each year on the first weekend of December the town re-creates the painting, with lights, a historic house tour and classic cars along Main Street. It is the one reliably busy weekend of early winter.
- Naumkeag. The 44-room Shingle Style country house of New York lawyer Joseph Hodges Choate, designed principally by Stanford White and built in 1885 and 1886, with its famous gardens.
- Chesterwood. The summer estate and studio of Daniel Chester French, sculptor of the seated Lincoln in the Lincoln Memorial.
- Kripalu. The Kripalu Center for Yoga and Health runs its retreat in Stockbridge, in a former seminary building from 1957, and brings guests in every season.
- Tanglewood and Jacob's Pillow. Stockbridge borders Lenox, home of Tanglewood (June 21 to September 2 in 2026), and is a short drive from Jacob's Pillow in Becket.
The Stockbridge Rental Year
Summer is the main season, when the Berkshires' music, dance and theater calendars overlap and Stockbridge is a natural base. Fall foliage weekends are close behind, and the town stays busy with leaf peepers into October. The first weekend of December brings Main Street at Christmas. January through April is quiet; guests then are retreat-goers, families visiting for holidays and skiers heading to nearby slopes. Because Stockbridge sets no annual day cap, an owner can keep the calendar open year-round and use the slow months for longer stays. Our fall foliage towns page covers the autumn side of New England demand.
Short-Term Rental Rules in Stockbridge
In 2021 the Select Board adopted Article XXXI of the General Bylaws, Short Term Rental of Residential Property. As of October 2026, the town's short-term rental page summarizes it this way:
- Annual registration. Every short-term rental must register with the town each year, and a fee may be set by the Select Board. A short-term rental here means a stay of 31 consecutive days or less, using the same definition as state tax law.
- Who cannot rent. Residential property owned by a corporation; affordable or income-restricted units; and units that meet the definition of "professionally managed units" in Massachusetts General Laws Chapter 64G, section 1.
- A local responsible party. Each rental needs a local manager or responsible party who responds within two hours to any problem or complaint and within 30 minutes in an emergency.
- No events that include tents or amplified music, or that would normally need a license or permit.
- Occupancy limited to the dwelling's total legal occupancy.
- Inspection. The town notes that the state building code was updated in 2025 to require safety inspections for all short-term rentals by the Building Inspector, and asks owners to schedule one at 413-298-4170, extension 257. Rentals may also be inspected by the Board of Health and Fire Department.
What "professionally managed" means. The Department of Revenue defines a professionally managed unit as one of two or more short-term rental units in the same city or town with the same operator, not inside a one-, two- or three-family home that includes the operator's primary residence. The test is about the operator, not about hiring a manager, but if you own or operate more than one rental in Stockbridge, talk to the town before you list a second.
The bylaw, application, instructions and complaint form are posted on the town's short-term rental page. Town Hall is at 50 Main Street, (413) 298-4170.
State tax. Stockbridge's 6% local room occupancy excise took effect October 1, 2021, according to the state Division of Local Services databank, which lists no community impact fee. The 5.7% state excise applies too. Registration with the DOR is covered on our Massachusetts short-term rental laws page, and tax detail on the room occupancy tax page.
Running a Rental in Stockbridge
- Response times. The two-hour and 30-minute response rule shapes who you name as your responsible party. Decide before you register who will answer the phone and who will drive over.
- Occupancy. Advertise no more guests than the home's legal occupancy; the bylaw ties you to it.
- Snow and ice. Many homes sit on hilly roads off Route 7 and Route 183. Line up plowing and sanding before November.
- Village parking. Main Street is busy in summer and during the December event; tell guests exactly where to park.
- Post the essentials. Massachusetts requires every rental to post the locations of fire extinguishers, gas shut-offs, exits and alarms. Our insurance and safety page has a checklist.
