Why Guests Come to Barnstable and Hyannis
- Island ferries. The Steamship Authority runs traditional and high-speed boats from South Street in Hyannis to Nantucket, and Hy-Line Cruises runs from Hyannis to Nantucket and Martha's Vineyard. Many guests stay a night on either side of an island trip.
- Cape Cod Gateway Airport. The town-run airport in Hyannis has scheduled service from Cape Air, JetBlue and American Airlines.
- Cape Cod Hospital. Cape Cod Healthcare says the Hyannis hospital is a Level III trauma center that sees more than 85,000 patients a year and has one of the busiest emergency departments in the state. That brings visiting clinicians and families looking for furnished stays.
- Beaches on two waters. Craigville, Kalmus, Sea Street, Veterans and Hathaway's on the south side, and Sandy Neck on Cape Cod Bay.
- Two baseball teams. The Hyannis Harbor Hawks and the Cotuit Kettleers both play in the Cape Cod Baseball League.
- JFK Hyannis Museum. On Main Street in Hyannis, with fall hours through November 2026 and its Spectacle of Trees from late November to mid-December.
The Barnstable Rental Year
Barnstable's year is less seasonal than the rest of the Cape. July and August are still the peak, with family weeks near the south side beaches and island-bound travelers in Hyannis. June and September are strong. Because the hospital, the airport and Main Street businesses run all year, some homes book well in the off-season with monthly stays for medical staff and people relocating; stays over 31 days fall outside the room excise. Our mid-term rentals guide covers that model, and our seasonal pricing guide covers the summer curve.
Short-Term Rental Rules in Barnstable
Barnstable has no ordinance written just for short-term rentals. The town's planning page explains that the Town Council withdrew a proposed short-term rental ordinance and zoning amendment on November 5, 2020. Third-party sites still describe that draft's cap and minimum stay as current; they are not.
What applies instead is Chapter 170, Rental Properties, of the General Ordinances, which covers anyone renting any dwelling or part of one. The Health Division says this includes all summer rentals. As codified on ecode360 (legislation through March 26, 2026):
- Registration (§170-4). Register with the Board of Health, which sets the lawful number of bedrooms and occupants. Certificates renew each December 31.
- Fee (§170-8). $250 per certificate, and $250 for each additional unit the same owner has at the same address, as amended by Order No. 2026-064.
- Posting (§170-5). The certificate, with bedroom count and maximum occupants, is posted inside the unit.
- Guest register (§170-6). Keep a register of occupant names for two years, available to health, police or licensing staff on request.
- Out-of-state owners (§170-7). Designate a Massachusetts resident agent.
- Parking (§170-9). Occupant parking may use no more than 25% of the front yard and 20 feet of frontage.
- Alarms (§170-10). Test smoke and CO alarms at least annually.
- Inspections and fines. Units are subject to reasonable inspections, and fines run up to $300.
There is no cap, owner-occupancy rule or minimum stay in Chapter 170. That could change: the town's Housing Committee discussed short-term rental options in March 2026, including owner-occupancy, but as of October 2026 we found nothing filed with the Town Council. Contact the Health Division at 200 Main Street, Hyannis, (508) 862-4072, or apply through the town's OpenGov portal.
State taxes. Barnstable's own FAQ puts the room tax at 14.45%: 5.7% state, 6% local and 2.75% for the Cape Cod and Islands Water Protection Fund. The DLS databank lists no community impact fee. See our room occupancy tax page and the Massachusetts short-term rental laws.
Running a Rental in Barnstable
- Beach parking. Short-term renters cannot get resident stickers. Owners can buy a Landlord Parking Permit ($500 for 2026) to lend to renters, with the current tax bill. Renters can also buy a nonresident seasonal ($375) or weekly ($110) permit, valid at Craigville, Hathaway's, Kalmus, Sea Street, Veterans and Sandy Neck. The Recreation Division is at (508) 790-6345.
- Trash. The transfer station in Marstons Mills takes Barnstable waste only. Stickers go to owners and tenants, and only owners and year-round tenants can pay per visit, so short-term guests depend on the owner or a private hauler.
- Sewer is coming. Barnstable's 30-year wastewater plan is converting septic properties to sewer in phases. Once the Board of Health sends notice, owners must connect to an abutting sewer within six months, or 60 days if the septic system has failed. Budget for it if your street is in an upcoming phase.
- Guest records. The two-year occupant register is a Barnstable rule most owners do not see elsewhere; keep booking exports that show guest names.

New England Host Co covers Massachusetts statewide, and every home we manage has to be within 45 minutes of its crew's base, so we confirm a Barnstable or Hyannis address before anything else. Where it fits, we handle listing and photography, daily PriceLabs pricing, guest messaging, and housekeeping and an inspection after every stay through local crews we engage and manage.
