Why Guests Come to Dennis
- Two coasts of beaches. The town's beach rules list staffed beaches on both sides, including Mayflower Beach on the bay and West Dennis Beach on the sound, plus Chapin, Corporation and Scargo beaches.
- The Cape Playhouse. The summer theater sits on Main Street (Route 6A) in Dennis and is one of the reasons Route 6A sees visitors well after the beach day ends.
- Cape Cinema. A 311-seat nonprofit art-house cinema in Dennis Village that has been showing films since 1930.
- Cape Cod Museum of Art. On Hope Lane off Route 6A.
- Cape Cod Rail Trail. The state lists free trail-user parking at the Route 134 trailhead in South Dennis, which puts Dennis at the western start of the trail toward Harwich, Brewster and the Outer Cape.
- Summer baseball. The Yarmouth-Dennis Red Sox of the Cape Cod Baseball League play at Red Wilson Field, just over the line in South Yarmouth.
The Dennis Rental Year
Dennis follows the classic Mid Cape curve. Weekly Saturday to Saturday bookings dominate July and August, which is also how the town sells renter beach stickers. June and September bring couples, shorter stays and Playhouse weekends, and October still sees fall trips along Route 6A. From November to April demand is light, which is when owners plan repairs and the certificate renewal. See our seasonal pricing guide.
Short-Term Rental Rules in Dennis
Dennis regulates short-term rentals through the Dennis Board of Health Short-Term Rental Property Regulation, adopted under MGL c.111 §31. It took effect November 29, 2023, and was amended in May 2024 and July 2025. As published on the town's site in October 2026, it says:
- Who needs a certificate. Any dwelling, or bedroom in one, rented by advance reservation for 31 consecutive days or less needs a Certificate of Registration from the Board of Health before renting. Hotels, motels and lodging houses are excluded.
- No subletting. Tenants and lessees may not sublet as a short-term rental.
- Paperwork. A copy of your Massachusetts DOR certificate is required, and the town registration number must appear on every listing.
- Annual term. Registration runs one year and expires March 15. It is not transferable and ends when the property is sold.
- Response time. The operator or an agent must answer calls from the Health, Police or Fire departments within one hour, and a phone number answered at all hours must be posted in the unit.
- Occupancy. Two people per bedroom plus two, unless the state housing code sets a lower limit.
- Parking and trash. Adequate on-site parking, and trash removed after each stay or weekly, whichever is more often, in sealable containers. Owners sign a Trash Affidavit.
Fees and inspections. The town's 2025 renewal letter set the short-term rental occupancy certificate at $500 for 2025, set by the February 29, 2024 Special Town Meeting. It said a Health Agent inspects every new application, and that a Building Department Certificate of Inspection ($80) is also required, annually for non-owner-occupied rentals. We did not find a 2026 fee notice on the town site in October 2026, so confirm the current fee with the Health Department at (508) 760-6158 or the Building Department at (508) 760-6157.
Two recent votes. The October 21, 2025 Special Town Meeting adopted the community impact fee, which the DLS Municipal Databank lists at 3% from January 1, 2026, on professionally managed units only. The May 2026 Annual Town Meeting warrant also included the state's Seasonal Community designation, under which homes built on undersized lots may not be used as short-term rentals for less than six months a year; check the town for how that applies to a given lot.
State taxes. Dennis has a 6% local room excise, plus the 2.75% Cape Cod and Islands Water Protection Fund excise and the 5.7% state excise. See our Massachusetts room occupancy tax page and the Massachusetts short-term rental laws for state registration and insurance.
Running a Rental in Dennis
- Beach stickers. As of October 2026, the town sells a weekly renter sticker ($100, Saturday to Friday) and a seasonal sticker ($190) for renters of four or more consecutive weeks, which needs a copy of the lease and a valid Board of Health permit for the property. Renter stickers do not work at the resident-only Bayview, Cold Storage and Harborview beaches. Tell guests before they arrive; the sticker office is (508) 760-6106.
- Trash. Transfer station passes are read by license-plate reader and are not sold at the station. Without a pass, bags cost $15 for the first and $6 for each additional. Plan a hauler or turnover trash runs.
- Septic. The town says a Title 5 inspection is valid two years, or three with yearly pumping records, and occupancy is tied to the town's bedroom definition.
- Timing. File the renewal before March 15 so spring bookings have no gap.

FAQ
Do I Need a Dennis Permit If I List on Airbnb?
Yes. Dennis requires a Board of Health Certificate of Registration before any rental of 31 days or less, and the town registration number must appear on every listing. You also need your state DOR certificate.
When Does the Dennis Rental Certificate Expire?
Every March 15. It does not transfer, so a buyer must register again after a sale.
Can My Guests Use the Town Beaches?
Yes, with a renter sticker. Weekly and seasonal renter stickers are sold by the town; they are not valid at the three resident-only beaches.
Does the Dennis Community Impact Fee Apply to Me?
It applies to professionally managed units, generally an operator with two or more rental units in town, so a single vacation home is usually not affected.
