- Orleans Firebirds. The town's Cape Cod Baseball League team plays at Eldredge Park.
- Academy of Performing Arts. A theater at 120 Main Street with its own playhouse season.
- French Cable Station Museum. On South Orleans Road, a summer museum in the old transatlantic cable station.
The Orleans Rental Year
Orleans is the shopping and dining center of the Lower Cape, so it keeps more year-round life than the towns past it. Summer is the peak: town beach stickers or day passes are required daily from late June to early September, and on weekends from late May. June and September draw cyclists and couples, and fall weekends stay steady with Outer Cape visitors who want shops and restaurants nearby. Winter bookings are mostly holidays and family visits. Our seasonal pricing guide explains how to price these swings.
Short-Term Rental Rules in Orleans
Orleans requires every rental to register under Code Chapter 132, "Registration of Rental Properties," which the town says was passed in 2023. As printed on the town's 2026 registration form and stated on its rental registration page, as of October 2026:
- What registers. Every rental: apartments, rooming houses, summer worker housing and short-term rentals. Hotels, motels and lodging houses are excluded.
- When. The owner files the Rental Registration Certification with the Assessor's Office before renting and refiles every year.
- Cost and inspection. The town says registration is quick and does not require payment or inspection.
- Posting. The certificate is posted in the unit, and the form asks you to confirm working smoke and CO detectors.
- Enforcement. The Fire Chief enforces it: a written warning, then $100, then $200 for later offenses.
The bylaw does not set occupancy, parking or trash rules, caps or an owner-occupancy requirement. A 2022 draft with those rules was proposed but is not the bylaw in force. The Select Board discussed a short-term rental fee in 2025; as of October 2026 the town page still says no payment is required, so check before you file. Contact the Assessing Department at (508) 240-3700 ext. 2430; registration is online through the town's OpenGov portal or on paper.
Community impact fee. The November 17, 2025 Special Town Meeting adopted a 3% community impact fee on professionally managed units, and the DLS databank lists it effective January 1, 2026. It does not apply to units in a one- to three-family home that includes the operator's primary residence.
State taxes. Orleans also has a 6% local room excise, the 2.75% Cape Cod and Islands Water Protection Fund excise and the 5.7% state excise. See our room occupancy tax page and the Massachusetts short-term rental laws.
Running a Rental in Orleans
- Beach stickers for renters. For 2026 the town sold a weekly sticker ($165) valid for seven consecutive days at Nauset or Skaket, and a rental car qualifies if the guest shows the rental agreement. A day pass was $35 and a nonresident season sticker $420. Neither sticker ensures entry when the lot is full, and several town landings are resident-only in summer.
- Trash. The transfer station on Lots Hollow Road sells a seasonal renter vehicle sticker ($195 on the April 2025 fee schedule) and charges one-time users $10 for the first three bags. It is closed Wednesday and Thursday, so plan Saturday turnovers accordingly.
- Wastewater. Orleans is building sewers in phases, starting around Meetinghouse Pond, and is part of the Pleasant Bay watershed permit. Most homes remain on septic for now; ask the Health Department whether your street is in a sewer phase before you renovate or add bedrooms.
- Smoke and CO. The registration form asks you to certify working detectors, so test them at every turnover inspection.
How New England Host Co Works in Orleans
New England Host Co covers Massachusetts statewide, and every home we manage has to be within 45 minutes of its crew's base, so for an Orleans address we confirm the location first. Where it fits, we create the listing, review pricing daily with PriceLabs, handle guest messaging, and send local crews for housekeeping and an inspection after every stay. Permit fees and consumables stay with the owner. See full-service management or send the address through our contact page.
FAQ
Does Orleans Require Short-Term Rental Registration?
Yes. Chapter 132 requires every rental, including short-term rentals, to register with the Assessor's Office before renting and every year after. The town says it is free and has no inspection.
Does the Orleans Community Impact Fee Apply to My Home?
It applies to professionally managed units, generally an operator with two or more rental units in town, and not to a unit in a one- to three-family home that includes the operator's primary residence. A single vacation home is usually not affected.
Can My Renters Buy Orleans Beach Stickers?
Yes. Weekly stickers are valid for seven days at Nauset or Skaket, and a rental car qualifies with the rental agreement.
Is There a Minimum Stay or Occupancy Limit in Orleans?
The registration bylaw sets none. State sanitary code and your septic permit still set practical limits, and your condo or HOA documents may add rules.
