Why Guests Come to Sandwich
- The Cape Cod Canal. The Army Corps of Engineers runs the 17.4-mile canal, with paved service roads along both banks that are popular for biking and walking, and a visitor center in Sandwich open from May to late October.
- Sandwich Glass Museum. Open daily with glassblowing demonstrations, telling the story of the town's 19th-century glass industry.
- Heritage Museums and Gardens. On Grove Street, open daily through October 18, 2026, with gardens and an automobile collection.
- Town Neck Beach and the Boardwalk. The boardwalk crosses the marsh to the bay beach, one of the town's best-known sights.
- Ponds. Snake Pond and Wakeby Lake are freshwater beaches, though both are residents only in 2026.
- Easy access. Being next to the bridge makes Sandwich the shortest drive onto the Cape for weekend visitors from Boston and Rhode Island.
The Sandwich Rental Year
Sandwich's summer peak is shorter and calmer than the Mid Cape's, and its closeness to the bridge makes weekend trips more common. July and August bring families for the bay beaches and the canal path. Spring and fall are good for cyclists and museum visitors; Heritage Museums and Gardens and the canal visitor center both run into October. The two-night minimum in the town bylaw shapes how owners set up weekend pricing. Winter is quiet. Our seasonal pricing guide covers how to plan for a curve like this.
Short-Term Rental Rules in Sandwich
Sandwich adopted General Bylaws Chapter 12, "Short Term Rentals," at the November 17, 2025 Special Town Meeting, by a counted vote of 128 to 28. An earlier version at the May 2025 Annual Town Meeting, with on-site parking rules, was indefinitely postponed, so those parking rules are not law. As of October 2026 we did not find a published Attorney General approval or a codified copy online. What the adopted bylaw says:
- Definition. Stays of 2 to 30 consecutive nights. The town's registration page still says 1 to 30, so check with the Building Department.
- Not eligible. Income-restricted or affordability-covenant homes, accessory apartments and ADUs, and units with open building, health, zoning or fire violations.
- Registration and inspection. Register and pass an inspection every year through the Building Department, under the state building code's periodic inspection rule. Occupancy limits come from that inspection.
- Certificate. Issued to the operator, not transferable on sale, and posted in the unit with a local contact who can be reached at any hour. The town may publish rental locations.
- House rules in the bylaw. Two-night minimum stay, trash removed at least weekly and secured overnight, smoke, CO and heat detectors meeting current code, no events with tents or amplified music, and no RVs, campers or tents.
- Wastewater. Rentals must meet all town wastewater rules.
- Enforcement. Fines of $100, $200 and $300, each day a separate offense, with suspension or revocation and up to three years' bar for repeat violators.
There is no cap and no owner-occupancy rule. Fees and process: the town's fee schedule, effective January 1, 2025, sets $250 the first time ($150 registration plus $100 first inspection) and $50 for a re-inspection. You apply through Permit Eyes, one application per property, with a floor plan. Inspections are booked by phone on Mondays and Tuesdays, with someone present. The Building Department is at 100 Route 6A, (508) 888-4200.
Still moving. The town relaunched a short-term rental survey on September 8, 2026, running to October 30, 2026, to inform future bylaw drafting. The Planning office is at (508) 833-8001.
State taxes. Sandwich has a 6% local room excise (in effect since July 1, 2024), the 2.75% Cape Cod and Islands Water Protection Fund excise and the 5.7% state excise; the DLS databank lists no community impact fee. See our room occupancy tax page and the Massachusetts short-term rental laws.
Running a Rental in Sandwich
- Beach passes. Resident stickers need a Sandwich excise bill, tax bill or a 12-month lease, so short-term renters do not qualify. Renters can pay at the gates, $20 a day or $50 a week for the ocean beaches, or buy a $105 nonresident season pass.
- Trash. The transfer station requires an annual permit ($105 for the first vehicle for July 2026 to June 2027, read by license-plate camera) or a one-time pass, and all household trash goes in town pay-as-you-throw bags. It is closed Monday and Tuesday.
- Septic and nitrogen. In the town's nitrogen sensitive areas, adding bedrooms is limited by lot size. Sandwich filed a notice of intent in December 2023 that suspends the advanced septic upgrade requirement while it works toward watershed permits. Ask before you finish a basement or add a bedroom for rental.
- Inspection timing. With inspections booked by phone two days a week, schedule your annual inspection well before the season.
