The Wellfleet and Truro Rental Year
These are short-season towns. July and August bring family weeks and repeat guests, many booking the same week each year. June and September are strong for couples. OysterFest gives Wellfleet a busy mid-October weekend, and the lighthouse and vineyard keep some fall traffic in Truro. From November to April, much of the area closes and demand is light. Truro's permit runs to an annual May 1 renewal, so spring is paperwork season. Our seasonal pricing guide covers how to price a short peak.
Short-Term Rental Rules in Truro
Truro's rules are in General Bylaws Chapter II, Section 1, §§2-1-1 to 2-1-6, marked effective June 2, 2025 in the town's bylaws PDF, plus Select Board regulations. As of October 2026:
- Two units per owner, with no corporate ownership and no affordable or timeshare units, and grandfathering of existing permits until transfer.
- Permit. The town's permit page lists a 2026 fee of $450 including inspection, paid online. Registration needs your DOR certificate, proof of insurance, an inspection, LLC or trust member documents, and a water test for private wells.
- Inspections. Annual for non-owner-occupied units, every five years for owner-occupied units, done by a building inspector.
- Occupancy and listings. Two people per bedroom plus two. Ads must show the permit number, maximum occupants and vehicles, the party policy and whether the unit is professionally managed.
- Other rules. A local contact who can be on site within six hours, $1 million liability coverage unless the platform provides it, records kept three years, and renters told to remove trash at each turnover or weekly.
- Deadline. Renewal is due annually by May 1; for 2026 the town extended the deadline to July 1.

Short-Term Rental Rules in Wellfleet
Wellfleet's town notice says voters approved a short-term rental bylaw at the May 2026 Town Meeting and that it is under Attorney General review, so as of October 2026 it is not yet in effect and has no published chapter number. The Provincetown Independent reported the amended article caps owners at three units, with owners above that before 2026 grandfathered, and limits occupancy to two per bedroom plus two. Wait for the approved text before relying on details.
What applies now: the town's 2026 short-term rental registry is required, at $300 registration plus $120 inspection, or $420, through the town's OpenGov portal. The inspection checks smoke and CO alarms, two means of egress, deck and stair railings, and pool safety. Town Hall is (508) 349-0300.
State taxes for both towns. Each has a 6% local room excise, the 2.75% Cape Cod and Islands Water Protection Fund excise and the 5.7% state excise. The DLS databank lists a 3% community impact fee in both, Wellfleet since October 1, 2022 and Truro since July 1, 2024, and in both it reaches owner-occupied two- and three-family homes as well as professionally managed units. See our room occupancy tax page and the Massachusetts short-term rental laws.
