Why Guests Come to Brewster
- Nickerson State Park. The state park on Main Street covers 1,900 acres with more than 400 campsites and eight freshwater ponds, four of them stocked with trout, plus an 8-mile bike path that links to the Cape Cod Rail Trail.
- Cape Cod Rail Trail. The state lists free trail-user parking at Route 137 in Brewster, so guests can ride toward Orleans and Wellfleet or back toward Dennis.
- Bay beaches and ponds. The town lists 11 Cape Cod Bay beaches, including Paine's Creek, Point of Rocks, Breakwater and Crosby Landing, along with pond beaches such as Long Pond.
- Cape Cod Museum of Natural History. On Main Street (Route 6A), a regular stop for families on a rain day.
- Cape Rep Theatre. A summer theater on Main Street with a 2026 season on its calendar.
- Brewster Whitecaps. The town's Cape Cod Baseball League team plays home games at Stony Brook Field.
The Brewster Rental Year
Brewster is a summer town first. July and August bring families who book a week for the bay beaches, the ponds and the park. June and September are strong for couples and cyclists on the Rail Trail, and early fall still sees campers and walkers at Nickerson. Beach parking permits run from mid-June through Labor Day weekend, which is a good marker for the peak itself. Winter is quiet, and with the new town certificate coming, the 2026 to 2027 off-season is when owners will be fixing inspection items and setting up registration. Our seasonal pricing guide covers pricing around a short peak.
Short-Term Rental Rules in Brewster
Brewster adopted Chapter 160 of the town code, "Short-Term Rental Registration & Inspection," as Article 25 at the May 4, 2026 Annual Town Meeting. The bylaw takes effect January 1, 2027. The Select Board adopted the final regulations on September 14, 2026. As of October 2026, the town's program page says the program will launch in 2027 and that the online platform is still being built. We did not find a published Attorney General approval, so check the town page for status.
What the bylaw and regulations say:
- Who registers. Any dwelling or room rented by advance reservation for 31 consecutive days or less. Rentals totaling 14 days or less in a calendar year are exempt. Hotels, motels, inns, lodging houses and B&Bs are excluded. The town certificate is in addition to state DOR registration.
- Fees. $300 a year for registration or renewal, including inspection fees; $50 to reissue a certificate in a new name; $75 for a re-inspection or missed inspection.
- Term. Certificates run to December 31, and renewals are due November 1.
- Inspections. An initial inspection covering the building, sanitary and fire codes and Title 5, with problems fixed before a certificate issues. Homes on a private well must test the well every year and report the result to the Health Department.
- Safety items. A photoelectric smoke alarm with a sealed 10-year battery in each bedroom where code does not already require one, and a fire extinguisher in the unit.
- Occupancy. Set by the bedroom count in the approved septic design and the state sanitary code, never more than six per bedroom, with children under 6 not counted.
- Listings and contact. Every listing shows the town and DOR certificate numbers and the maximum occupants and vehicles. A local contact must be able to reach the property within two hours.
- Other rules. $1 million liability coverage unless the platform provides equal coverage, trash removed after each stay or weekly, records kept three years, no rentals in Protected Use ADUs or income-restricted units, and a $300 penalty per offense, each day a separate offense.
There are no caps and no owner-occupancy requirement in the bylaw or regulations. The program is run by the Planning Office at Town Hall, 2198 Main Street, (508) 896-3701 ext. 1133.
State taxes. Brewster has a 6% local room excise, plus the 2.75% Cape Cod and Islands Water Protection Fund excise and the 5.7% state excise, and the DLS databank lists no community impact fee. See our room occupancy tax page and the Massachusetts short-term rental laws.
Running a Rental in Brewster
- Beach parking. Permits are required from June 15 through the Sunday of Labor Day weekend, 9am to 4pm. Visitor permits are sold online only, $20 a day or $150 a season, and are checked by license-plate reader. Resident rates require living in Brewster year-round, so renters buy visitor permits. First Light Beach is residents only.
- Dogs. Dogs are not allowed on beaches, tidal flats, landings or ponds from May 15 to September 15. Say so in your house rules.
- Trash. The Recycling Center on Run Hill Road sells a $10 day pass at the gatehouse, and all visitors use Brewster pay-as-you-throw bags. It is closed Tuesdays and Wednesdays, which matters for weekend turnovers.
- Septic and wells. Occupancy follows your septic design, and inspections include Title 5. If you have a private well, budget for the annual test now.
