Why Guests Come to Yarmouth
- Sound beaches. The town lists Seagull Beach as its largest, plus Smuggler's Beach (formerly Bass River Beach) and Parkers River on the south shore.
- Bass Hole and Gray's Beach. On the bay side, with its boardwalk over the marsh.
- Bass River. The river divides Yarmouth from Dennis and is the setting for boating, fishing and a town oyster restoration project.
- Summer baseball. The Yarmouth-Dennis Red Sox of the Cape Cod Baseball League play at Red Wilson Field on Station Avenue in South Yarmouth.
- Yarmouth Seaside Festival. A free festival on Columbus Day weekend, October 10 to 12, 2026, at Joshua Sears Memorial Field, with a sand sculpture contest at Smuggler's Beach.
- Route 28. The commercial corridor with restaurants, mini golf and family attractions, now the focus of a MassDOT streetscape and bike project.
The Yarmouth Rental Year
Yarmouth is a family-summer town. July and August bring weekly stays near the sound beaches and baseball nights in South Yarmouth. June and September are shoulder months with shorter stays, and the Seaside Festival gives October a busy weekend. Winter is quiet. The town's annual rental registration runs on the calendar year, so the off-season is when inspections and paperwork happen. Our seasonal pricing guide covers how to price these swings.
Short-Term Rental Rules in Yarmouth
Yarmouth has two layers today, and one of them is about to change.
Zoning: section 418, "Short-Term Rentals." Effective April 30, 2024, the zoning bylaw allows short-term rentals of 1 to 31 days by right in listed districts, with these conditions:
- a two-night minimum stay
- one on-site parking space per bedroom, no lawn parking and no overnight street parking
- trash removed after each stay and at least weekly
- no weddings or large events, no tents, no amplified music
- no rentals in accessory apartments, income-restricted units or units with open code violations
Section 418.6 says the bylaw expires at 11:59 PM on November 30, 2026.
Registration: General Bylaw Chapter 108. Every rental unit registers each year with the Health Department and the certificate is posted. The 2026 form lists short-term rentals at $180 a year with yearly inspections, and it lists the $80 application fee plus a $100 building code fee per unit. Certificates expire December 31; the 2026 deadline was April 1. Occupancy is set by septic capacity and legal bedrooms, and smoke and CO detectors must be less than 10 years old. The Health Department is at 1146 Route 28, South Yarmouth, (508) 398-2231, with online registration through the town's OpenGov portal.
What is on the November 16, 2026 warrant. A first-draft warrant in the September 29, 2026 Select Board packet has three short-term rental articles, each needing a two-thirds vote. As drafted, not final:
- A new general bylaw, Chapter 110, with one short-term rental per owner (owners with more than one registered rental in 2025 or 2026 grandfathered until sale), an annual Building Commissioner inspection, more ineligible property types including lots with an ADU, quiet hours from 11 PM to 7 AM, and listing disclosures.
- Zoning changes tying the section 418 sunset to Attorney General approval of Chapter 110.
- A fallback that extends the sunset to December 31, 2029, withdrawn if the first two pass.
Check the final warrant and results on the town meeting page before your 2027 bookings.
State taxes. Yarmouth has a 6% local room excise, the 2.75% Cape Cod and Islands Water Protection Fund excise and the 5.7% state excise, and the DLS databank lists no community impact fee. See our room occupancy tax page and the Massachusetts short-term rental laws.
Running a Rental in Yarmouth
- Beach stickers. Visitors pay $25 daily, $100 weekly or $250 for the season, and these are sold at the beach, not at Town Hall. South Middle Beach is residents only.
- Trash. Transfer station access is aimed at year-round residents and taxpayers and moved to license-plate readers in 2026. In duplexes and multi-family homes, the owner must provide trash service under the state sanitary code, and that duty cannot be passed to tenants. Plan a hauler or turnover trash runs to meet the after-each-stay rule.
- Parking. One on-site space per bedroom and no overnight street parking. A four-bedroom listing needs four spaces.
- Septic. Occupancy follows septic capacity while the town works toward a future sewer system. The draft warrant says room excise money largely goes to that wastewater program.
How New England Host Co Works in Yarmouth
New England Host Co covers Massachusetts statewide, and every home we manage must be within 45 minutes of its crew's base, so for a Yarmouth address we confirm the location first. Where it fits, we handle the listing, daily PriceLabs pricing, guest messaging, and housekeeping with an inspection after every stay through local crews we engage and manage. Registration and inspection fees stay with the owner. See full-service management, our co-hosting option, or send the address through our contact page.
