What Counts as a Mid-Term Rental
There is no legal definition of "mid-term." In practice it means a furnished home rented for roughly 30 nights to a few months, priced by the month, with utilities and Wi-Fi usually included. It sits between a vacation rental (a few nights) and a standard lease (a year).
Airbnb treats stays of 28 nights or more as monthly stays. Its help center lets hosts set a monthly discount for 28+ night stays, and says monthly stay payments are collected and released in monthly installments after the first payout.
Who Books 30+ Night Stays in Our Area
| Guest | Why they need a month or more | What they look for |
|---|---|---|
| Travel nurses and visiting clinicians | Temporary assignments at regional hospitals | Short drive to the hospital, quiet, laundry, a real kitchen, fast Wi-Fi |
| Families displaced by a fire, flood or burst pipe | Their home is being repaired, often with an insurance claim | Same school district, room for kids and pets, flexible end date |
| People relocating for work | A gap between selling one home and buying another | A home base near the new job, storage, parking |
| Project workers and consultants | A few months on a job site or at a company | Desk space, self check-in, easy highway access |
| Visiting academics and families of patients | A semester, a residency, a long treatment | Proximity, comfort, predictable monthly cost |
Hospitals are the clearest driver in the parts of New England we serve. Large medical centers include:
- Elliot Hospital and Catholic Medical Center in Manchester, NH.
- Southern New Hampshire Medical Center in Nashua, NH.
- Dartmouth Hitchcock Medical Center in Lebanon, NH.
- UMass Memorial Medical Center in Worcester, MA, which lists several Worcester campuses.
A small home within a short drive of one of these, with off-street parking and laundry, can be a strong candidate for medical-staff stays.
Why Owners Choose Mid-Term
- Fewer turnovers. One cleaning a month instead of eight or ten.
- Steadier occupancy in the shoulder seasons, when vacation demand drops.
- Less wear per night, usually, though one long stay is more like a lease than a vacation.
- A fit for city and hospital homes that do not have a ski hill or a lake nearby.
The tradeoffs: the monthly price is usually lower per night than vacation rates, a vacancy month is a bigger gap, and longer stays bring the legal questions below.
The Big Question: When Does a Guest Become a Tenant?
This is the most important thing to understand before you accept a long stay. Airbnb's own help center warns that in most US states and localities, guests who stay a month or longer may establish rights as a tenant, and that you may then not be able to remove them without going through eviction in court. The point at which that happens differs by state. Here is what the statutes say in our three states, as of October 2026.
New Hampshire
New Hampshire's eviction statute, RSA 540:1-a, says the terms "tenant" and "tenancy" do not include occupants of "rooms in hotels, motels, inns, tourist homes and other dwellings rented for recreational or vacation use," among other exclusions. A furnished stay for work, such as a nurse's contract, may not be "recreational or vacation use," so do not assume the exclusion covers it.
New Hampshire also has a separate chapter, RSA 540-C, for units rented for vacation use at least one month a year and rented, during the off-season, to people who have no other residence. Under RSA 540-C:2, if the owner and occupant sign a lease that states the date the occupant must leave and explains that staying past it allows removal by a law enforcement officer without judicial process, the owner can use that faster route. RSA 540-C:4 makes an owner who misuses it liable for three months' rent plus costs and attorney's fees.
Massachusetts
We did not find a fixed number of days in Massachusetts statute that turns a guest into a tenant. If a long stay is treated as a tenancy, Massachusetts tenancy law applies, including the security deposit limits in Mass. General Laws chapter 186, section 15B (first month, last month, and a deposit no larger than one month's rent, with conditions). Ask a Massachusetts landlord-tenant attorney before you take a stay of a month or more.
Vermont
Vermont's Residential Rental Agreements Act excludes, in 9 V.S.A. section 4452(a)(4), "transient occupancy in a hotel, motel, or lodgings during the time the occupancy is subject to" the state meals and rooms tax. Vermont's rooms tax law defines a "permanent resident" as an occupant of at least 30 consecutive days. Read together, a stay that runs past that point may fall under the rental agreements act. Ask a Vermont attorney how it applies to your stay.
Practical steps in every state: use a written agreement with fixed dates, keep the stay length under the threshold that worries your attorney, and do not accept an open-ended stay without advice.
How Lodging Taxes Change on Long Stays
Lodging taxes stop at different points in each state, and Airbnb's collection follows those lines.
| State | What the law says | What Airbnb's help center says it collects |
|---|---|---|
| New Hampshire | RSA 78-A:3 defines a "permanent resident" as an occupant for at least 185 consecutive days and excludes permanent residents from "occupant" | 8.5% Meals and Rooms (Rentals) Tax on reservations of 184 nights and shorter |
| Massachusetts | Chapter 64G, section 1 defines short-term rental "occupancy" as not more than 31 consecutive calendar days | State and local excise and fees on short-term rental reservations of 31 nights and shorter |
| Vermont | 32 V.S.A. section 9202 defines a "permanent resident" as an occupant for at least 30 consecutive days | 9% meals and rooms tax, the 3% short-term rental surcharge and any 1% local option tax on reservations of 29 nights and shorter |
So in Massachusetts and Vermont, a stay of a little over a month generally falls outside the lodging tax, while in New Hampshire the rooms tax runs much longer. If you book stays directly or on a platform that does not collect, the filing is your job. See our Massachusetts room occupancy tax page and New Hampshire lodging taxes page.
Income tax is separate. Long average stays also affect how the passive activity rules treat your rental, covered in Airbnb tax basics for homeowners.
Where Mid-Term Guests Find Homes
- Airbnb monthly stays. Set a monthly discount, a minimum stay and clear house rules.
- Furnished Finder. A listing site for furnished rentals. Check its current landlord terms and pricing on its own site before you list.
- Direct referrals from hospital housing offices, relocation firms and insurance adjusters.
Screen carefully for long stays. A bad fit for three months is far harder than a bad fit for a weekend.
Setting the Home up for a Month, Not a Weekend
- Full kitchen with real cookware, not just a coffee maker.
- Washer and dryer in the unit.
- A desk and chair, and Wi-Fi that handles video calls.
- Storage: closet space, empty drawers, a place for a suitcase.
- A clear utility policy. Heating oil or propane in a New England winter can be a big monthly cost, so decide whether it is included or capped.
- A plan for mid-stay cleaning and for maintenance visits with notice.
Is a Mid-Term Rental Right for Your Home?
It often suits a smaller home near a hospital, college or employer, or a vacation home that is quiet between seasons. It suits a ski or lake house less well in peak season, when nightly demand is strongest. Our guide is my home a good Airbnb? helps you think through demand, and the owner hub links the rule pages.
New England Host Co lists homes on Furnished Finder as well as Airbnb and Vrbo, so 30+ night stays are something we can list for. To talk about your home, use the contact page or call (978) 672-4578.

FAQ
How Long Is a Mid-Term Rental?
There is no legal definition. Most people mean a furnished stay of about 30 nights to a few months. Airbnb treats 28 nights or more as a monthly stay.
Can a 30-Day Airbnb Guest Become a Tenant in New Hampshire?
It depends on the facts. New Hampshire's eviction statute excludes dwellings rented for recreational or vacation use, but a work-related stay may not fit that exclusion. Ask a New Hampshire attorney before accepting a long stay.
Do I Charge Rooms Tax on a 60-Night Stay?
In Massachusetts and Vermont, stays past about a month generally fall outside the lodging tax definitions. In New Hampshire, the rooms tax applies until an occupant reaches 185 consecutive days, and Airbnb collects it on reservations of 184 nights and shorter.
Does Airbnb Pay Out a Monthly Stay All at Once?
No. Airbnb says monthly stay payments are collected and released in monthly installments, with the first payout after check-in.
