Why Guests Come to Sturbridge
- Old Sturbridge Village. The living history museum of early New England draws families, school groups and holiday visitors. Its Christmas by Candlelight event runs Friday to Sunday, November 27 to December 27, 2026 (closed December 25), from 2 to 8 p.m.
- The Brimfield Antique Flea Market. Brimfield, the next town west on Route 20, hosts six-day outdoor antique shows three times a year. The show's organizers list the 2027 dates as May 11 to 16, July 13 to 18 and September 7 to 12. Dealers and buyers book Sturbridge rooms months ahead for those weeks.
- Wells State Park. About 1,400 acres around 104-acre Walker Pond, with a campground open Memorial Day to Columbus Day, about 12 miles of trails and a boat ramp.
- The highways. I-84 ends at the Mass Pike in Sturbridge, so the town is an easy overnight stop between Boston, Hartford and New York, and a base for weddings and family visits across south Worcester County.
The Sturbridge Rental Year
The year has three spikes and two shoulders. The Brimfield weeks in May, July and September are the busiest of the year and can fill a house for the full six days. Summer adds lake and park visitors, and fall brings foliage drivers on Route 20 and the Mass Pike. From late November through December, Christmas by Candlelight brings weekend families. January through April is the quiet season, when travelers passing through on I-84 and longer work stays carry the calendar. Pricing that follows the Brimfield dates matters more here than almost anywhere in Central Massachusetts; see our seasonal pricing guide.
Short-Term Rental Rules in Sturbridge
Sturbridge's Zoning Bylaw is Chapter 300 of the town code. Searching the code on 6 October 2026, we found:
- No general short-term rental section. The code mentions short-term rentals only in the accessory dwelling unit article.
- ADUs cannot be short-term rentals. The ADU article says the use of an ADU as a short-term rental, as defined in Chapter 64G, "is specifically prohibited," and ADUs are allowed only as accessory to a single-family dwelling.
- Bed and breakfasts need a special permit. The bylaw defines a bed-and-breakfast as its own use and lists it as a use by special permit from the Planning Board in several districts, with parking of one space per guest room in addition to the home's spaces.
Because the bylaw is silent on renting a whole house by the night, ask before you list. The Planning Board office is in the Center Office Building, 301 Main Street, first floor, 508-347-2508; the Town Planner can tell you whether your district and plan need a permit.
State tax. The state's DLS report, read in October 2026, lists a 6% local room excise in Sturbridge since January 1, 2010 and no community impact fee, for a total of 11.7% with the 5.7% state excise. Next door, Brimfield adopted a 6% local excise and a 3% community impact fee effective October 1, 2025. See our Massachusetts room occupancy tax page and Massachusetts short-term rental laws page.
Running a Rental in Sturbridge
- Brimfield weeks. Dealers arrive early and leave late, often with vans or trailers. Spell out parking, check-in times and where large vehicles can go.
- Septic and wells. If the home is on a private septic system and well, a full house for six days is a real load; know the system's size and pump schedule.
- Ponds and lakes. Waterfront homes raise boat, dock and shoreline questions; follow any association rules and the state's rules for work near water.
- Winter. Plan plowing and driveway sanding for the quiet months; our winter rental management page covers what to arrange.
