Why Guests Come to the Wachusett Area
- Wachusett Mountain Ski Area. The ski area at 499 Mountain Road in Princeton runs lifts, terrain parks, race leagues and lessons. In recent seasons it has offered night skiing from 7 to 9:30 p.m. from late December into March, which brings evening skiers and families who want to stay over.
- The ski train. Through the winter, MBTA special Commuter Rail trains run three days a week on the Fitchburg Line to Wachusett station, with ski storage, and the mountain runs a free shuttle from the station.
- Wachusett Mountain State Reservation. The DCR reservation covers about 3,000 acres with 17 miles of trails and a road to the summit for a 360-degree view. Suggested hikes include the Pine Hill Trail (1.4 miles) and the Old Indian Trail (4 miles round trip).
- Fall foliage. The ski area's "Peak Week" Foliage SkyRide ran October 6 to 12, 2026, and the summit is one of the region's best-known leaf-peeping views.
- Family and events. Weddings, school visits and family stays in the surrounding towns add steady weekend demand.
The Wachusett Area Rental Year
Winter is the main season. The ski area typically opens in late November or December, and Christmas week, Martin Luther King Jr. weekend and the February school vacation week are the peaks. March brings spring skiing and the end of the season. Spring and early summer are quieter, with hikers and family visitors. Fall is the second season: September and especially October bring hikers, foliage drivers and the SkyRide. A home with good winter access and gear storage does best here; see our winter rental management page and best winter amenities for ski-area rentals.
Short-Term Rental Rules in the Wachusett Area
Each town sets its own rules, and they differ more than the map suggests:
- Westminster. Section 205-32.1 of the Zoning Bylaw, added May 6, 2023, allows only operator-occupied rentals (the operator's primary residence, with up to three bedrooms rented separately) and operator-adjacent rentals (a unit in a building of four or fewer units where the operator lives in another unit, rented whole). Operators register with the Health Department, pass Health and Fire Department inspections before each certificate, renew annually, keep a log of all occupants, and may not rent by the hour or for less than 10 hours. A home nobody lives in cannot be a short-term rental under this section.
- Princeton. We found no stand-alone short-term rental bylaw. In 2025 the Planning Board granted a special permit for a one-bedroom short-term rental "as a home occupation" under Section XVIII.1(B) of the Zoning By-Laws, with conditions including no more than 2 adults per bedroom, stays under 31 days, no more than 60 days a calendar year and annual renewal. Expect the Planning Board to look at any proposal case by case.
- Sterling and Holden. We did not find a short-term rental bylaw published for either town. Ask each town's building and zoning office before you list.
State tax. The state's DLS report, read in October 2026, shows four different totals: Princeton and Holden have no local room excise, so only the 5.7% state excise applies; Westminster has a 4% local excise (since 1996), for 9.7%; and Sterling adopted a 6% local excise effective July 1, 2025, for 11.7%. None lists a community impact fee. Details are on our Massachusetts room occupancy tax page, and the statewide registration and insurance rules on our Massachusetts short-term rental laws page.
Running a Rental in the Wachusett Area
- Roads and snow. Mountain Road and the back roads around the summit are hilly and wooded. Arrange plowing and sanding before the season, and tell guests whether they need all-wheel drive.
- Gear. Skiers want a mudroom, boot dryers and a place to store skis and snowboards; wet gear is the top cause of winter wear and tear.
- Septic and wells. If the home is on a private well and septic system, know its capacity before you set the guest count.
- Westminster logs. If you host in Westminster, the occupant log (names, ages, home address, dates) must be kept current and shown to the Board of Health on request.
