Why Guests Come to Fitchburg and Leominster
- Fitchburg State University. The state university's calendar (move-in, family weekends, Commencement) brings parents and visiting staff into both cities.
- The commuter rail. The MBTA Fitchburg Line runs to North Station in Boston from Wachusett station (55 Authority Drive, with 369 parking spaces), Fitchburg station on Main Street and North Leominster, so guests can stay here and ride into Boston or Cambridge.
- Ski trains to Wachusett. In winter, MBTA special trains run three days a week to Wachusett station with ski storage, and Wachusett Mountain runs a free shuttle from the station to the slopes in Princeton.
- The hospital. UMass Memorial HealthAlliance-Clinton Hospital's Leominster campus at 60 Hospital Road, just off Route 2, brings patients' families and traveling clinicians who often need a week or a month.
- Johnny Appleseed's birthplace. John Chapman was born in Leominster on September 26, 1774; a granite marker and a small log-cabin diorama stand on Johnny Appleseed Lane.
The Fitchburg and Leominster Rental Year
Fall is the strongest leisure season: foliage travelers on Route 2 and university family weekends. Winter brings skiers who want to be near Wachusett Mountain and the ski train, especially on weekends and school vacation weeks. Spring has Commencement and moving traffic. Summer is steadier, with visitors to family in the area and people working nearby. Through the year, hospital and work stays fill weekdays, and a home that welcomes monthlong bookings can cover the slower weeks in March and November.
Short-Term Rental Rules in Fitchburg and Leominster
Fitchburg
We found no short-term rental ordinance or license on the city's website as of October 2026. What the city has published:
- Zoning. Chapter 181, the Zoning Ordinance as adopted December 12, 2024, does not define a short-term rental. It defines a bed and breakfast establishment as accommodations with no more than five guest bedrooms "in which the owner of the establishment resides," with all parking off-street, and the use table makes it a Zoning Board of Appeals special permit use in most districts. Parking is one space per guest room plus the home's own spaces.
- Lodging houses. The License Commission's Lodging House Regulations (approved June 6, 2022) adopt the state's definition of a short-term rental and treat a lodging house as rooms rented individually for more than 31 days, which needs a license.
Whether a whole-home nightly rental fits your district is a question for the Building and Zoning Department, 718 Main Street, 978-829-1880. Ask before you list.
Leominster
We found no short-term rental ordinance, license or registration on the city's website as of October 2026. Ask the Building Department, 25 West Street, Room 8, 978-534-7500, how your zoning district treats a nightly rental, and keep a note of the answer.
State tax. The state's DLS report, read in October 2026, lists a 6% local room excise in both cities (Fitchburg since July 1, 2024; Leominster since April 1, 2017) and no community impact fee in either, for a total of 11.7% with the 5.7% state excise. Registration, the $1 million insurance rule and the rest are on our Massachusetts short-term rental laws page and our room occupancy tax page.
Running a Rental in Fitchburg and Leominster
- Snow. North Worcester County winters are long, and a sloped driveway that is easy in October can be hard in January. Plan plowing and sanding before the first storm; our winter rental management page covers what to line up.
- Parking. Off-street parking matters for skiers with gear and for a B&B-style setup, which Fitchburg's zoning requires to park off-street.
- Multi-family buildings. Both cities have many two- and three-family homes. Renting one unit while tenants live in another raises noise, lease and condo questions; settle them early.
- Longer stays. Hospital and university demand suits furnished stays of a month or more; see our mid-term rentals guide.
