Why Guests Come to Scituate
- The harbor. Scituate Harbor is used mostly by pleasure boaters and fishermen, and Heritage Days and the summer waterfront crowd center on it.
- Two lighthouses. Old Scituate Light, built around 1811, was the eleventh lighthouse in the United States, and the town bought it in 1917. It is where the keeper's daughters, the "Army of Two," are said to have scared off British raiders with a fife and drum in the War of 1812. Offshore, Minot's Ledge Light flashes the 1-4-3 pattern that earned it the nickname "I Love You Lighthouse."
- Six beaches. The town lists Egypt, Humarock, Minot, Museum, Peggotty and Sandhills beaches.
- Heritage Days. The Scituate Chamber of Commerce has hosted this waterfront festival at the harbor since 1969; in 2026 it ran August 7 to 9.
- Lawson Tower. A water tower wrapped in a wooden facade, with an observation deck that looks out over most of the South Shore, opened on Scituate Historical Society open house days.
- Easy reach of Boston. Greenbush station in Scituate is the end of the MBTA Greenbush Line, which runs to Boston through Hingham and Cohasset. Guests can visit the city without a car, and Boston workers can stay longer.
The Scituate Rental Year
Summer carries the year. Beach stickers are required from Memorial Day to Labor Day, and that is also the window when harbor homes and the beach neighborhoods, including Humarock, fill up. Heritage Days in early August is one of the busiest weekends.
Spring and fall are shoulder seasons: weekend stays for weddings, family visits and walkers along the harbor and lighthouse, with pricing well below July and August. Our seasonal pricing guide explains how to step rates down after Labor Day.
Winter is quiet on the coast. Coastal homes see little short-stay demand, and some owners switch to furnished stays of a month or more, which fall outside the state's 31-day short-term rental definition.
Short-Term Rental Rules in Scituate
As of October 2026, we did not find a Scituate general bylaw that requires short-term rental registration or a local permit. What the town has published:
- No short-term rentals in accessory dwelling units. Scituate's planning FAQ says plainly that accessory dwellings cannot be used for short-term rentals. If your plan is to rent an in-law apartment or backyard cottage to vacationers, it will not work in Scituate.
- Zoning applies to the main house. Whether a whole-home rental fits your district is a zoning question. Call the Building/Inspections Department (781-545-8716) or the Planning Board office (781-545-8730) before you list. The Board of Health (781-545-8725) handles septic questions.
Taxes are where Scituate changed in 2026. At the April 2026 Annual Town Meeting, voters approved a hotel tax increase and short-term rental fees. The Division of Local Services databank, read October 6, 2026, now shows:
| Layer | Rate | Effective |
|---|---|---|
| State room occupancy excise | 5.7% | Statewide |
| Scituate local room excise | 4% | Since October 1, 2020 |
| Scituate local room excise (pending) | 6% | January 1, 2027 |
| Community impact fee | 3% | Since July 1, 2026 |
The impact fee applies to professionally managed units (an operator with two or more units in town, outside the operator's own two- or three-family home) and to owner-occupied two- and three-family homes. One vacation home you own yourself usually is not hit by it. Our room occupancy tax page explains who collects each layer, and the Massachusetts short-term rental laws page covers DOR registration and the $1 million insurance rule.
Running a Rental in Scituate
- Humarock is reached through Marshfield. The 1898 Portland Gale moved the mouth of the river and cut Humarock off from the rest of Scituate. It is still part of Scituate, but by road you get there over the bridges from Marshfield. Tell guests, and plan cleaning and repair visits around it.
- Beach stickers. For 2026 the Select Board made stickers mandatory from Memorial Day to Labor Day only. Non-residents can buy a weekday-only all-access sticker or a Humarock-only sticker ($100 in 2026), sold online in limited numbers. Say in your listing whether a sticker comes with the house.
- Trash. The transfer station takes residents with a transfer station sticker ($140 in 2026). Decide who handles trash after each checkout, or hire a private hauler.
- Coastal weather. Waterfront homes face winter nor'easters and coastal flooding. Check the FEMA flood zone and your flood coverage, and have a plan to move guests if a storm closes roads.
