Why Guests Come to Cohasset
- The South Shore Music Circus. The tent theater at 130 Sohier Street opened in 1951 on the horse grounds of the former Bancroft Estate. It is one of only two continuously operated in-the-round tent theaters in the United States, seats about 2,300 around a rotating stage, and runs its season from June through September. Concert nights bring out-of-town guests who want to stay close.
- Minot's Ledge Light. The U.S. Coast Guard describes the granite tower as standing one mile offshore from Cohasset and Scituate; the current tower was first lit in 1860. Its 1-4-3 flash pattern is locally known as the "I love you" light, and the views from the Cohasset shore draw photographers and couples.
- Whitney and Thayer Woods. The Trustees' 824-acre reservation in Cohasset and Hingham has 10 miles of carriage roads, glacial boulders, vernal pools and a holly grove, open daily from sunrise to sunset. It gives the town an off-season draw for walkers and cross-country skiers.
- Commuter rail to Boston. Cohasset has a station on the MBTA Greenbush Line, which runs to South Station through Quincy. Guests can stay by the water and take the train into the city.
- Family visits and events. Weddings, graduations and family gatherings in Cohasset and nearby towns fill weekends through the warm months. That is a general pattern, not a forecast for any one home.
The Cohasset Rental Year
The summer theater season and warm-weather weekends set the pace. The Music Circus box office runs from April to September, and shows run June through September, so those are the months to price most carefully. July and August book first.
September and October are good months for coastal walks and foliage in the woods, and weekend demand often holds up well into fall. Winter is quiet. From November to April, a home here is more likely to suit mid-term guests: people relocating to the South Shore, families between houses, or professionals on longer assignments. Stays longer than 31 days fall outside the room excise. Our seasonal pricing guide explains how to adjust rates across that swing.
Short-Term Rental Rules in Cohasset
As of October 2026, Cohasset's code on eCode360 has no standalone short-term rental licensing or registration bylaw. A search of the code for "short-term" returns four results, and the one that matters is in the zoning bylaw:
- No short-term rentals in accessory dwelling units. The accessory use regulations of the Cohasset Zoning Bylaw (§ 300-4.3) say that "No ADU shall be used as a short-term rental," and apply the same rule to the larger ADU-L category. If your rental space is an ADU, it is a long-term rental.
- The main house is a zoning question. For a principal single-family home, check with the Building and Inspections Department, at Town Hall, 41 Highland Avenue, (781) 383-4100 ext. 5100, before you list.
- Board of Health rental certification. The Board of Public Health posted a Certification of Residential Rental Property regulation that requires a change of occupancy permit and inspection before a new long-term tenant moves in. The draft posted in August 2024 exempts short-term rentals, as defined in G.L. c. 64G. Confirm with the Board of Public Health at (781) 383-4100 ext. 5119 if you plan to switch between long-term and short-term use.
Taxes. The Division of Local Services databank, read on 6 October 2026, lists a 4% local room occupancy excise in Cohasset effective July 1, 2016, and no community impact fee. That 4% is added to the 5.7% state excise. Airbnb collects these on its bookings, but you still register each property with the Department of Revenue. Our Massachusetts room occupancy tax page covers the layers, and the Massachusetts short-term rental laws page covers registration and the $1 million insurance rule.
Running a Rental in Cohasset
- Beach parking is for residents. To park at Sandy Beach, Government Island, Black Rock Beach or Wadleigh Park, a vehicle needs a current Cohasset All Facilities Sticker, and the Town Clerk says the permits are available to Cohasset residents only. Tell guests up front which beaches they can walk to and where they can and cannot park.
- Trash and recycling. Cohasset runs a Recycling Transfer Facility at 91 Cedar Street. Settle how trash leaves your house between stays (a hauler, or your housekeeping crew) before your first booking.
- Coastal weather. Homes near the harbor and the rocky shore should be ready for nor'easters, wind and flooding. Check your flood zone and your insurance, including how your homeowners policy treats short-term rental use. Our insurance and safety page has the checklist.
- Older homes. If your house is an older one, note steep stairs, low ceilings or tight parking in the listing so guests arrive with the right expectations.
- Post the safety sheet. State law requires every short-term rental to post the locations of fire extinguishers, gas shut-offs, exits and alarms inside the unit.

FAQ
Does Cohasset Require a Short-Term Rental Permit?
As of October 2026, Cohasset's published code has no standalone short-term rental permit or registration bylaw. State DOR registration still applies, and the zoning bylaw bars short-term rental of ADUs. Ask Building and Inspections at (781) 383-4100 ext. 5100 about your home.
What Is the Room Tax in Cohasset?
The 5.7% state excise plus a 4% local excise in effect since July 1, 2016. DLS lists no community impact fee for Cohasset as of 6 October 2026.
Can I Rent My in-Law Apartment Short Term?
Not if it is an ADU under the zoning bylaw. Section 300-4.3 says no ADU, including an ADU-L, shall be used as a short-term rental.
Can My Guests Use Cohasset's Beach Lots?
Not with their own cars, in most cases. Parking at Sandy Beach, Government Island, Black Rock Beach and Wadleigh Park requires an All Facilities Sticker, which is sold to residents only.
