Part of the Short-Term Rental Management Guide, step 1: learn
How to Use This Calendar
Every market is a little different. A ski condo near Okemo peaks in February; a lake house in the Lakes Region peaks in July; a townhome near hospitals and offices may be steady all year. Read the table for the pattern, then shift it to your home. The tasks are the ones that, if missed, cost the most: a frozen pipe, a booked-out July with no dock in the water, a missed tax return.
For how a manager splits this work with the owner, see what a short-term rental manager does, and for the wider picture, our short-term rental management guide.

School vacation weeks matter just as much, especially in February and April, but there is no single statewide date in New Hampshire, Massachusetts or Vermont: each district sets its own calendar. Look up the published calendars of the districts your guests come from, often the Boston suburbs, southern New Hampshire and the New York area, and price those weeks as peaks.
The Seasons in More Detail
Ski Season (December to March)
Demand follows snow and school calendars. Keep rates firm on holiday and vacation weeks, and use midweek discounts to fill gaps. The house work is all about access and heat: a plow contract with a clear trigger (how many inches), someone to treat the steps, roof snow watched after big storms, fuel on automatic delivery or checked often, and a low-temperature alert that reaches a person who can drive over. Our winterizing guide and winter rental management go deeper.
Mud Season (April into May)
Ski areas close, lakes are still cold, and dirt roads go soft. It is the slowest stretch of the year for many homes. Use it: book the repairs, the deep clean and the painter, refresh worn linens, and take new photos once the yard greens up. Lower minimum stays help pick up the few bookings there are.
Opening the Lake House (May)
Turn the water back on and check for leaks, put docks and swim rafts in, test the well water if you have a private well, and check the septic before a summer of full houses. Update listing photos and amenities for summer. Many lake weeks book months ahead, so summer rates should be set long before this. See lake houses.
Summer Peak (Late June to Labor Day)
Weekly stays and full houses. Turnovers are heavier: more towels, more trash, more sand. Plan extra trash pickups if your town allows them, and keep a backup cleaner for Saturday changeovers. Price to avoid orphan nights between weekly bookings.
Foliage (Late September and October)
Short, busy weekends, especially in the mountains and along scenic routes. Two-night minimums and weekend premiums are common tactics. This is also the time to service the furnace or boiler and fill the fuel tank before the first cold snap.
Closing and Winterizing (Late October and November)
Pull docks and outdoor furniture, shut off and drain outdoor faucets, clean gutters, and test every smoke and carbon monoxide alarm. NFPA, the National Fire Protection Association, advises testing smoke alarms at least once a month and replacing them 10 years after their manufacture date, so a monthly check during turnovers is a good habit and November is a good time to replace old units.
Paperwork Calendar
Rooms and occupancy tax returns repeat every month in most cases. As of October 2026:
- New Hampshire. Meals and Rooms tax returns are due on or before the 15th of the month after the month reported, and RSA 78-A:8 says the return must be filed "even though no tax may be due," unless the Department of Revenue Administration has approved a different schedule. Licenses expire June 30 in each odd-numbered year under RSA 78-A:4, so 2027 is a renewal year. See NH lodging taxes.
- Massachusetts. The Department of Revenue says room occupancy returns are due monthly on or before the 30th day after the month the return covers, and a short-term rental operator only files for a month in which tax is due. See Massachusetts room occupancy tax.
- Vermont. The Department of Taxes says meals and rooms tax for a month is due by the 25th of the following month, moving to the next business day when that date falls on a weekend or holiday. The department also publishes separate due dates for quarterly filers. Vermont also requires owners of rentals for 8 or fewer people to complete the Division of Fire Safety's short-term rental checklist and leave a copy at the property. See Vermont rules and taxes.
- Federal. If you pay cleaners or vendors in the course of a trade or business, the IRS says Form 1099-NEC is due to the IRS and to the recipient by January 31, and the reporting threshold for payments made in 2026 is $2,000. Whether your rental counts as a trade or business is a question for your tax preparer.
Platforms such as Airbnb and Vrbo collect and remit rooms tax on many bookings, but that does not remove your registration or, in New Hampshire, your monthly return. Ask your tax preparer or the state agency how to report platform-collected stays.
Where New England Host Co Fits
