Why Guests Come to Lexington and Concord
- Minute Man National Historical Park. The five-mile Battle Road Trail runs from Meriam's Corner in Concord through Lincoln to Fiske Hill in Lexington, and the park's North Bridge unit sits on the Concord River where militia met British regulars.
- Patriots' Day. On the third Monday in April, the Lexington Minute Men re-enact the battle on the Battle Green at dawn, a tradition since 1971 that draws thousands of spectators. Lodging for that weekend books early.
- Walden Pond. The state reservation in Concord caps how many visitors it admits on busy days, so guests who stay close can arrive early.
- Literary Concord. Authors Ridge in Sleepy Hollow Cemetery holds the graves of Thoreau, Hawthorne, Emerson and Louisa May and Bronson Alcott, and draws readers and school groups much of the year.
- Work and school visits. Families visiting Boston-area colleges and professionals working along Route 128 use both towns as a quieter base, and the Fitchburg Line commuter rail stops in Concord and West Concord.
The Lexington and Concord Rental Year
April is the peak: Patriots' Day weekend fills both towns. Late spring and summer bring history travelers, school groups and Walden swimmers. Fall foliage on the Battle Road and around Walden draws weekend guests in October, overlapping with college visits. Winter is quiet for tourists; longer stays for relocating families, academic visitors and people between homes can carry a rental through it.
Short-Term Rental Rules in Lexington and Concord
Lexington
Lexington's rules are Section 6.10 of the Zoning Bylaw (Chapter 135), added November 18, 2020 and amended at the April 2024 Annual Town Meeting. From the bylaw and the Building and Zoning Office's regulations sheet, read on 6 October 2026:
- What counts. Renting a dwelling unit or bedroom for less than 30 consecutive days.
- Two allowed types. Operator-occupied (the operator's primary residence) and operator-adjacent (a unit on a lot with a total of two dwelling units, where the operator lives in the other one). Lots with three or more units, accessory apartments and income-restricted units are excluded.
- Limits. One unit or two bedrooms at a time for operator-occupied rentals; one whole unit for operator-adjacent. No more than two adult guests per bedroom or 10 per dwelling, one car per lawful bedroom and no more than four on the lot.
- The 120-day rule. When the operator is not in the unit for the entire stay, rentals may not exceed 120 days a calendar year in total.
- Registration. Annual registration with the Building and Zoning Office, (781) 698-4530, with an inspection before each certificate or renewal, proof of primary residence and a certificate of insurance listing the town as holder. The registration number must appear in your listing, and listings may not be advertised for events such as parties or weddings.
Concord
Concord has no stand-alone short-term rental bylaw that we found. Its Zoning Bylaw, Section 5.3.15, lets the Zoning Board of Appeals, by special permit, allow a single-family detached dwelling to be used for "temporary accommodations for overnight guests for a fee," with no more than three rooms used for guests. The use table allows it by special permit in residential districts. Visit Concord's guidance adds that the home must be the owner's primary residence and that serving food brings in the Board of Health. ZBA minutes from February 2026 show tourist home permits being renewed for a set term, so expect to reapply. The ZBA is at 141 Keyes Road, (978) 318-3295.
What this means in plain terms: in neither town is a non-owner-occupied whole house a straightforward short-term rental. If yours does not qualify, a furnished rental of a month or more is the usual route; see our mid-term rentals guide.
State tax. The DLS report read in October 2026 lists a 6% local excise in both towns, so the base total is 11.7%. Lexington also adopted the 3% community impact fee in 2021, which applies to professionally managed units and units in owner-occupied two- and three-family homes. Running a Rental in Lexington and Concord
- Parking. Lexington caps cars on the lot, and its regulations require you to give guests the town's parking and snow emergency rules. Concord's tourist home rules, as Visit Concord summarizes them, require two parking spaces plus one per rentable room.
- Posting. Lexington requires waste and recycling instructions, an exit diagram, a local contact, parking rules and the certificate, posted for operator-adjacent and whole-unit rentals.
- Historic districts. Exterior changes in Concord's historic districts can need a Certificate of Appropriateness; ask before you add a deck or signage.
