Why Guests Come to Brookline
- The Longwood Medical Area next door. Brookline borders Boston's hospital district, and patients, families and visiting clinicians look for quiet streets within reach of it.
- The Boston Marathon. The course enters Brookline at Cleveland Circle and runs down Beacon Street, roughly miles 22.45 to 24.70, past Coolidge Corner. Patriots' Day weekend is one of the town's busiest.
- Coolidge Corner. The Coolidge Corner Theatre, an Art Deco movie house showing films since 1933, reopened in 2024 after an expansion to six screens.
- History and golf. President John F. Kennedy was born at 83 Beals Street in 1917, now a National Park Service historic site. The Country Club, founded in 1882 and a charter member of the USGA, has hosted the U.S. Open.
- Transit. The Green Line C and D branches run through town, so many guests come without a car.
The Brookline Rental Year
Brookline's calendar mirrors Boston's: the Marathon in April, graduations at nearby universities in May, steady summer travel, move-in in late August and a busy fall with conferences and the Head of the Charles. Medical stays are steady all year, and many are longer than a weekend. Winter is the quietest season for leisure guests, so owners who qualify often pair short stays in spring and fall with longer bookings in winter.
Short-Term Rental Rules in Brookline
Brookline's official website blocked our automated access, so the details below come from the town's Short-Term Rentals page as archived on 31 March 2026, cross-checked against the town's posted documents. Confirm with the town before you apply.
- What counts. Renting a dwelling unit or bedroom for less than 27 consecutive days.
- Owner and primary residence. The operator must be the owner of the unit, and the unit must be the operator's primary residence, defined as a property where the resident lives at least 183 days of the calendar year.
- Proof. Enrollment in Brookline's residential tax exemption program, or a signed affidavit with photo ID and recent government or utility mail. Residency must be affirmed again by affidavit at least once a year.
- Registration. Apply online through the Select Board, with a floor plan, a pest control plan and a local contact who can respond in person within two hours. The fee is $275. A Certificate of Registration is issued after a satisfactory inspection, is valid for up to five years, and ends on a change of ownership or operator.
- Occupancy. Two times the number of bedrooms, up to eight guests, counting any long-term tenants on the property.
- Not eligible. Income-restricted units, units with open code violations or orders, and properties behind on town or state taxes.
- Penalties. Up to $300 a day for violations.
The town's page also refers to "owner-adjacent" units in its posting rules. If you own and live in a two- or three-family, ask the Select Board office whether your second unit can qualify before you furnish it.
What this means in plain terms: if you do not own and live in the Brookline home, you cannot rent it for stays under 27 nights. The common alternative is a furnished rental of a month or more, to hospital staff or relocating families. The state room excise applies through 31 nights, so a 32-night stay is outside both. Our mid-term rentals guide covers the tenancy questions.
State tax. The DLS report read in October 2026 lists Brookline's local excise at 6% and no community impact fee, so the total is 11.7% with the 5.7% state excise. More on the Massachusetts room occupancy tax page and the Massachusetts short-term rental laws page.
Running a Rental in Brookline
- Overnight parking ban. Brookline does not allow on-street parking for more than one hour between 2 a.m. and 6 a.m., any day of the year. Check the town's overnight parking page for guest options before you list, and put the rule in your arrival message.
- Posting. Waste and recycling instructions, an exit diagram in each guest bedroom and at the exits, local contact details and the certificate.
- Condos. Many Brookline condos limit rentals in their bylaws; the town does not enforce private agreements, but your association can.
