Part of the Short-Term Rental Management Guide, step 2: compare
What a Co-Host Is on Airbnb
Airbnb describes co-hosts as people who help listing owners take care of their home and guests: usually a family member, neighbor, trusted friend, or hired help. The co-host works inside your listing, on your account. Your listing, reviews and payout method stay yours.
As of October 2026, Airbnb's help center says:
- You can add up to 10 co-hosts to a listing.
- Each co-host gets one of three permission levels: full access, calendar and messaging access, or calendar access only.
- Only the listing owner sets up co-host payouts and controls the payout method and taxpayer information.
- You can change a co-host's permissions at any time, and changing permissions does not change their payouts.
What Each Permission Level Allows
| Permission | What the co-host can do |
|---|---|
| Full access | Message guests, edit the calendar, manage the listing including pricing, accept or decline requests, handle cancellations, manage damage and reimbursement requests, view payouts, manage other co-hosts (except adding full-access co-hosts) |
| Calendar and messaging | Message guests and view (not edit) the calendar |
| Calendar only | View the calendar and check-in and checkout details |
A cleaner who only needs to know when to show up gets calendar-only access. A hired co-host who runs pricing and guest messaging needs full access.
How Co-Host Payouts Work
Airbnb lets the owner share earnings with a co-host in four ways, according to its help center (October 2026):
- The cleaning fee only.
- The cleaning fee plus a percentage of each booking (the percentage excludes the cleaning fee).
- A percentage of each booking, with or without the cleaning fee.
- A fixed amount per booking.
Airbnb calculates the co-host share from the host's earnings: nightly price times nights, plus guest charges such as the cleaning fee, minus the host service fee and applicable taxes and fees. The co-host must confirm the payout proposal, and has 14 days to do so.
One tax detail matters: Airbnb says listing owners receive a tax document on the full booking amount, and co-hosts receive a tax document for what they are paid. The co-host's share does not reduce the amount reported for the owner, so keep records of what you paid out. See Airbnb tax basics for homeowners.
Airbnb's Co-Host Network
Airbnb also runs a Co-Host Network that matches owners with experienced co-hosts, and its help center lists the United States among the countries where it is available. To join, co-hosts must meet hosting experience, rating and cancellation standards set by Airbnb. Joining the network is a platform screen, not a license, so you still need to interview anyone you find there.
What Full-Service Management Means
Full-service management is a single arrangement in which a company takes on the whole operation: the listing, photos and copy, pricing, guest messages, turnovers, inspections, maintenance coordination and reviews. You approve the big decisions (repairs above an agreed amount, owner stays, house rules) and receive your share of the income.
Full-service managers may work on your own Airbnb account as a co-host with full access, or on their own accounts, and they often list across several platforms. Ask which, because it affects who owns the listing and its reviews if you part ways later.
Side-by-side
| Question | Co-host arrangement | Full-service management |
|---|---|---|
| Whose account? | Yours | Yours or theirs; ask |
| Scope | Whatever you agree, task by task | The whole operation |
| Who hires cleaners | Varies; often you, sometimes the co-host | The manager |
| Pricing | You or the co-host | The manager |
| Payment | Payout share through Airbnb, or a separate agreement | Management fee per contract |
| Your workload | Moderate | Light |
| Other platforms | Airbnb tools cover Airbnb only | Often several platforms |
| Best for | Hands-on owners, nearby owners, simple homes | Distant owners, large or year-round homes |
Questions That Decide It
How far away do you live? If you are an hour or more from the house, someone has to handle in-person problems. A co-host who only messages guests does not solve a frozen pipe in Ludlow in January.
Who will find and manage the cleaners? In many co-host setups the owner still owns this job. In full service, the manager does.
Do you want to be on more than one platform? Airbnb's co-host tools work inside Airbnb. If you also want Vrbo, Booking.com or Furnished Finder bookings, someone has to keep calendars in sync. Compare the platforms in Airbnb vs Vrbo for owners.
How much control do you want? Co-hosting lets you keep pricing or house rules and hand off the rest. Full service gives you approvals and reports, but less day-to-day say.
What does the agreement say? A payout share set in Airbnb is not a full contract. Put scope, damage handling, repair approvals and exit terms in writing either way. Use the questions to ask a property manager as a checklist.
A New England Reality Check
Turnover days here can be hard: a Saturday in February with an icy driveway, a full house of skiers leaving at 10 and the next group arriving at 4. A lake house in July may book back to back for eight weeks. Whatever you choose, make sure someone close by owns snow removal, heat, the septic system and the dock. If that person is you, co-hosting may be enough. If it is not, full service is usually the safer arrangement. Read more on winter rental management.
How New England Host Co Offers Both
New England Host Co sells full-service management as one package (listing creation, photography and copywriting, daily dynamic pricing with PriceLabs, guest messaging, reviews, and housekeeping and maintenance coordination) and co-hosting as a separate product, chosen instead of full service. The exact co-hosting split is agreed with each owner, so ask. See co-hosting and full-service management, or call (978) 672-4578.

FAQ
Does a Co-Host Take over My Airbnb Account?
No. A co-host works on your listing with the permission level you set. Airbnb says only the listing owner controls payout methods and taxpayer information.
How Many Co-Hosts Can I Add?
Up to 10 per listing, according to Airbnb's help center as of October 2026.
Can Airbnb Pay My Co-Host Directly?
Yes. You can share the cleaning fee, a percentage, both, or a fixed amount per booking, and Airbnb pays the co-host's share. The co-host has to confirm the proposal.
Is a Co-Host Cheaper than Full-Service Management?
Often, because the scope is smaller. Compare what is included, not only the rate: if you still pay and manage the cleaners and repairs yourself, the gap narrows. See how management fees work.
