How We Picked
We looked for tools that short-term rental hosts actually use to set nightly rates, then read each company's own website for three things:
- What it prices on. Does it use market data, seasonality, events and your own booking pace, or a simpler set of rules?
- How much control you keep. Can you set minimum and maximum prices, minimum stays and date overrides?
- How it connects. Does it sync to Airbnb and Vrbo directly, or through property management software?
We did not list subscription prices. They change often and depend on how many listings you have, so check each tool's pricing page on the day you sign up. We also left out revenue claims from the tools' marketing, because your results depend on your home and your market.
1. PriceLabs
PriceLabs recalculates prices and minimum stays daily and syncs them to Airbnb, Vrbo or one of the more than 160 property management systems it lists as supported. Its site describes pricing that adapts to seasonality, events, pacing and lead time, plus guardrails where you set base, minimum and maximum prices, date-specific overrides and orphan-day adjustments to fill gaps between bookings.
Beyond pricing, PriceLabs offers Market Dashboards, Portfolio Analytics, a Revenue Estimator and a Listing Optimizer. Its website offered a 30-day free trial with no credit card in September 2026.

Consider if: you want detailed control and market data in one place, from one listing to a portfolio.
2. Beyond
Beyond sells dynamic pricing for hosts and property managers, with event detection and forward-looking demand signals. Its product lineup also includes Neyoba, an AI pricing assistant; Listing Lens for listing content; owner reports; and Guidance, which it describes as a revenue manager service for teams that do not want to hire one.
Good to know: Beyond's site advertises two-way PMS integrations and a free listing analysis.
Consider if: you manage homes for other owners and want pricing and owner reporting from the same company.
3. Wheelhouse
Wheelhouse says it is the only pricing platform that lets you mix rule-based and data-driven strategies, with more than 15 settings for how the engine handles days, events and seasons. Its Dynamic Sets feature lets you build your own comparison groups of listings, and its reporting tools let you publish snapshots for owners or partners.
Good to know: Wheelhouse offers a free way to try the product and publishes APIs for teams that want to build their own tools.
Consider if: you like to see exactly which comparable listings your price is based on.
4. Guesty PriceOptimizer
PriceOptimizer is built into Guesty's property management platform rather than sold as a separate app. Guesty says it adjusts nightly rates for demand, seasonality, day of the week and local events, and syncs the result across Airbnb, Vrbo, Booking.com and its other connected channels.
Consider if: you already run your listings in Guesty and want pricing in the same system as your calendar and messages.
Maybe not if: you do not use Guesty; the tool is part of that platform.
5. DPGO
DPGO is a dynamic pricing tool aimed at hosts, vacation rental owners and short-term rental managers. It lets you apply its recommended strategy or adjust it with your own preferences, including discounts and seasonal and weekend price changes, and it includes charts for revenue, occupancy, length of stay and booking lead time.
Good to know: DPGO's site offered a 30-day free trial with no credit card required in September 2026.
Consider if: you are a smaller host who wants recommendations you can accept or tweak without much setup.
6. Airbnb Smart Pricing
Smart Pricing is Airbnb's own free option. Airbnb's Help Center says it uses hundreds of factors about your listing and area to adjust your nightly price based on demand, within a minimum and maximum you set. You can override it for specific nights in your calendar.
Good to know: Per Airbnb, weekly, monthly and trip length discounts override Smart Pricing, and you need to turn Smart Pricing off to add weekend pricing. It only prices your Airbnb calendar, so your Vrbo and Booking.com rates stay manual.
Consider if: you list only on Airbnb and want a simple starting point.
7. KeyData
KeyData is a market data company rather than a pricing engine. It says its data comes from confirmed reservations shared directly by operators, combined with OTA market coverage, and its ProData product is built for portfolio performance and benchmarking. It lists more than 80 PMS integrations.
Consider if: you manage enough homes that you want to benchmark them against the market before setting pricing strategy, not just automate nightly rates.
How to Get More from Any Pricing Tool
Software gives you a recommendation. A person still has to decide whether it fits the home. A few habits help:
- Set a real minimum. Work out what a night costs you in cleaning, utilities and consumables, and never let the tool go below it.
- Load local events early. Tools pick up big events, but they may miss a town fair or a college move-in weekend. Add those as date overrides.

- Watch minimum stays. Long minimums on holiday weeks can leave one or two night gaps. Tools such as PriceLabs can adjust minimum stays and fill orphan days.
- Check it every day. A tool that runs unwatched for a month can drift. A quick daily look catches problems before guests book them.

Is Airbnb Smart Pricing Good Enough?
It can be a reasonable start for a single Airbnb listing. It does not price your other channels, and Airbnb notes that you have to turn it off to add weekend pricing. Dedicated tools give you more separate settings to work with.
Do Pricing Tools Work with Vrbo?
PriceLabs says it syncs to Airbnb, Vrbo and many property management systems. Guesty PriceOptimizer syncs across Guesty's connected channels, including Vrbo. For other tools, check their integration list for your setup.
How Often Should I Change My Prices?
PriceLabs, for example, recalculates prices daily. Even so, check your calendar yourself regularly, especially before holiday weekends and peak seasons.
Do I Still Need a Pricing Tool If I Hire a Manager?
Ask the manager. Many use one already. New England Host Co uses PriceLabs and reviews pricing daily as part of its full-service management.
