How Restocking Works at New England Host Co
- Consumables are bought on your behalf. You do not have to keep a shopping list for a house you may be two hours away from.
- They are rebilled at cost. You pay what the supplies cost, with no markup added.
- Gaps are noticed between guests. Housekeeping follows every stay, with an inspection at the same visit, which is when missing or used-up items show up. See cleaning and turnover.
Restocking is part of full-service management, one package that is not priced in components. The supplies themselves are an owner cost, alongside license and permit fees, utilities, owner stays and repairs.
What Counts as a Consumable
A consumable is something guests use up during a stay and that has to be replaced, as opposed to something that stays with the house. The line between the two is worth agreeing at the start; ask us how it applies to your home.
| Area | Typical consumables |
|---|---|
| Bathrooms | Toilet paper, hand soap, body wash, shampoo and conditioner, tissues |
| Kitchen | Dish soap, dishwasher detergent, sponges, paper towels, coffee, filters, salt, pepper, cooking oil |
| Laundry | Laundry detergent, dryer sheets |
| Household | Trash and recycling bags, light bulbs, batteries |
| Seasonal | Firewood starters, ice melt for steps, bug spray or sunscreen if you choose to provide them |
Durable items, such as linens, towels, pots and pans, furniture and appliances, are a different category. They wear out over time rather than being used up on a single stay.
Why Stock Levels Matter
Running out of a basic item is one of the easiest ways to disappoint a guest, and one of the easiest to prevent.
Airbnb is specific about the basics. Its Help Center lists the essential amenities as toilet paper, soap for hands and body, one towel per guest, one pillow per guest and linens for each guest bed (as of October 2026). It also says that listings that select the essential amenities option but do not provide those items may be subject to penalties, including removal from Airbnb. A listing that promises shampoo should have shampoo.
Beyond the essentials, small things shape how a stay feels: enough coffee for the first morning, a spare roll in every bathroom, dishwasher detergent that does not run out on day three of a week-long lake stay.
New England Details
- Long stays use more. A family on a summer week or a guest on a 30+ night stay will go through far more than a weekend couple. Restocking needs to match the stay.
- Winter adds items. Ice melt for the steps, extra blankets, fire starters if the home has a wood stove or fireplace and allows guests to use it.
- Rural homes are far from a store. A lake house or mountain home may be a long drive from the nearest supermarket, so running out matters more to guests than in a city apartment.
- Large homes multiply everything. A home that sleeps 22, such as Strolling Woods on Webster Lake, uses consumables at a very different rate than a two-bedroom condo.
What Owners Decide
Owners still choose the level of the home. Some want local coffee and good soap as part of the guest experience; others keep to the basics. The amenities you list, and the guests you are aiming for, set the shopping list. For ideas on which amenities matter most to guests here, read the amenities that boost bookings in New England.
A clearly labeled owner's closet keeps your personal supplies separate from what is for guests.
Seeing the Costs
Because consumables are rebilled at cost, they show up as a cost to the owner. For how supplies fit with the other costs of running a rental, read net vs gross vacation rental income.
